Sustainable Concrete Panel Construction | Spotlight on Nexii and Vero Building Systems

The construction industry faces significant challenges with waste and inefficiencies, prompting innovation in materials and building methods. This article highlights two companies, Nexii Building Solutions Inc. and Vero Building Systems, that are advancing prefabricated concrete panels as a sustainable alternative to traditional construction. These companies aim to reduce construction waste, improve efficiency, and enhance building performance through innovative panel designs and materials. Nexii Building Solutions Inc., founded by brothers Michael and Ben Dombrowsky and led by CEO Stephen Sidwell, developed proprietary Nexiite material for its prefabricated panels. Nexiite is presented as a more sustainable alternative to ordinary Portland cement-based concrete, composed of 50% sand, water, a non-Portland cement-based binder, and special additives. This results in panels with a high-strength concrete-like skin and an EPS insulated core, weighing significantly less than conventional precast/tilt-up equivalents. Nexii's panels are manufactured in a climate-controlled plant, allowing for faster assembly (up to 75% quicker than conventional methods) and minimal on-site waste. The panels are designed for energy efficiency, offering a highly insulated and airtight building envelope. A key feature is their reusability, as panels can be disassembled and reused at a building's end-of-life, directly contributing to waste and embodied carbon reduction. Nexii offers various wall and roof panel thicknesses, with the largest panel measuring 10 by 35 feet, and collaborates with partners like Omicron for assembly installation. Their Integrated Technology Partnerships program includes companies like Honeywell, Trane, and Pella to achieve net-zero building solutions, and they are exploring EV charging infrastructure using Nexii panels. Nexii targets commercial and industrial projects suitable for scalable designs and is expanding into residential and retrofitting, including a mass timber and Nexii envelope combination project aiming for LEED Silver certification and significant embodied carbon reduction. The company's commitment to sustainability is further evidenced by its TRUE Gold certification for zero waste at its Squamish, BC manufacturing plant, demonstrating over 90% waste diversion from landfills and less than 10% contamination. Carbon accounting and lifecycle assessments indicate Nexii panels have approximately one-third less embodied carbon than equivalent conventional materials. Health Product Declarations (HPDs) for their panels also highlight their use of readily available, locally sourced materials free from Living Building Challenge Red List substances. Vero Building Systems, co-founded by Annette Rubin, licenses the Emmedue M2 concrete panel building system. Rubin was motivated to find hurricane-safe building methods after experiencing Hurricane Michael in Florida. Emmedue, an Italian company with a long history, provides the foundation for Vero’s system. Vero's panels are prefabricated with a polystyrene core and double-galvanized steel wire mesh, which are then finished on-site with shotcrete, gunnite, or plaster. This creates a monolithic structure when attached to a slab, offering superior hurricane, fire, lift, and wind resistance. The panels are lightweight, with a maximum width of 60 inches and length of 40 feet. The design inherently protects the polystyrene core from pests like termites and provides fire resistance for up to two hours. The construction process involves anchoring panels into the slab with rebar and epoxy, then connecting them with wire. This method significantly reduces the need for traditional construction lumber, as both exterior and interior walls can be made with concrete. Electrical and plumbing are integrated by melting portions of the polystyrene core to insert conduits, over which shotcrete is applied. The shotcrete and polystyrene combination also provides excellent insulation, with a standard thickness offering an R-15 minimum and thicker options reaching R-60+. Vero Building Systems, which officially opened in Spring 2023, offers online training to contractors, leading to potentially 40% faster construction times.
