OHLAB fronts new residential complex in palma with sliding wood panels

OHLAB's residential complex, Paseo Mallorca 15, is designed as a landmark in Palma, Spain, located on the tree-lined Paseo Mallorca overlooking the Riera water course. The building prioritizes sustainability, energy efficiency, urban integration, material quality, and comfort. The entrance features a green wall of Spanish cane, a plant typical of the Mediterranean riverbed, which serves as a tribute to the Riera. This green element leads into a multi-leveled inner courtyard, designed as a tranquil oasis of vegetation that extends upwards to landscaped terraces with pools on the fourth, sixth, and eighth floors. A gentle waterfall in the courtyard enhances the cooling effect through evapotranspiration during summer and provides a calming auditory experience. The inner courtyard also offers natural light and greenery to the basement, which houses resident amenities such as a pool, gym, and spa. This design creates a unifying vertical axis that connects vegetation and facilitates cross-ventilation throughout all apartments. The residents' spa area is finished with natural stone on walls and floors and includes a heated indoor pool, steam bath, and changing rooms. Adjacent to the pool, the gym features large windows that overlook the courtyard garden. The penthouses at Paseo Mallorca 15 are envisioned as urban retreats, offering landscaped terraces and private mini-pools. These elevated spaces provide residents with panoramic views of Palma's rooftops and the Riera promenade. The exterior of Paseo Mallorca 15 incorporates two distinct facade types. The perimeter areas, facing quieter streets where bedrooms are situated, feature a solid, gray stone facade, providing privacy and protection. On the side overlooking Paseo Mallorca, which receives the most sunlight, a dynamic second skin composed of moving wooden slat panels is installed. This innovative facade is designed to regulate solar gain, blocking harsh summer sun while maximizing warmth during winter. It also mediates the transition between the interior and exterior environments. The double facade incorporates large windows, allowing residents to enjoy views and the natural light of deciduous trees during winter. This design is rooted in the tradition of Majorcan pergolas and shutters, offering an organic, permeable, and adaptable layer that modulates light and shade, optimized through solar studies to suit varying climatic needs. The project emphasizes the use of high-quality, natural, and local materials, reflecting the Mediterranean aesthetic. The interior finishes, such as solid doors made of local stone and aged bronze accents, contribute to a simple yet refined material palette. Paseo Mallorca 15 was developed to meet Passive House standards, aiming for maximum energy efficiency with a heating/air-conditioning demand of only 15kWh/(m2y). This significantly reduces energy consumption for heating and cooling by almost 90% compared to conventional buildings, leading to substantial energy cost savings for residents and minimizing environmental impact.
