Industrial heritage: Sadie Snelson Architects' sensitive warehouse conversion
The Clapton Warehouse project, undertaken by Sadie Snelson Architects for photographer Dean Rogers, involved the transformation of a previously dilapidated and dark warehouse loft in Clapton, London. The client sought to revitalize the space into a bright, spacious, and open-plan interior suitable for both living and working, while respecting the building's industrial heritage. The architects faced the significant challenge of reconfiguring an existing renovation that was fragmented with small rooms and double-height spaces at the perimeter, lacking a cohesive open area and suffering from issues such as poor natural light penetration and dampness. To address these problems, the design team opted for a radical approach, removing most of the internal walls to maximize natural light and ensure it reached the full depth of the property.
A central requirement for the renovation was the creation of a flexible working space, given the client's home-based profession, alongside more private areas for sleeping and a home office. The architectural strategy focused on highlighting the building’s inherent industrial character through a carefully selected material palette. New additions were chosen to complement and preserve the existing industrial elements. This included pairing unpainted plastered walls with natural oak flooring finished with oil, and contrasting the original dark iron beams with newly incorporated acid-washed metal elements. A key feature of the renovated space is a striking folded steel staircase, custom-fabricated in collaboration with Diapo. This staircase provides access to a newly constructed mezzanine level, which is notably suspended from a rod in the ceiling and cantilevered from an existing beam, creating a sense of lightness and openness. The client, Dean Rogers, played an active role in the project, not only as the homeowner but also as the contractor. His direct involvement extended to hands-on tasks, such as casting the impressive concrete kitchen island on-site, which contributed to the project's unique character and a strong collaborative outcome.
The Clapton Warehouse, as a result of this renovation, offers a seamless blend of contemporary living and industrial aesthetics. The integration of internal glazing and transparent partitions further aids in distributing light throughout the loft, enhancing the bright and airy atmosphere. The shower area, for instance, features tadelakt, a waterproof plaster, which mimics the appearance of polished concrete, maintaining the industrial theme. Partitions throughout the property are constructed from full-height solid steel paneled infills and Crittall-style windows, reinforcing the industrial language. The mezzanine floor is designed as a relaxed living area, capitalizing on its elevated position and connection to the main living space. The project's success in achieving a balance between functionality, aesthetics, and respect for the building's past garnered attention, with the Clapton Warehouse being featured in Wallpaper* magazine's 'Raw Inspiring' fashion story in its April 2016 issue, showcasing the space as an industrial backdrop for a fashion shoot. The renovation stands as an example of sensitive architectural intervention that transforms a challenging historical structure into a modern, light-filled, and adaptable living and working environment.
