SKD Architects Reimagines Exceptional Downtown Condo Living
SKD Architects undertook a project to merge two adjacent downtown Minneapolis condos into a single, cohesive living space for a couple whose lives had intertwined. The initial assessment by Steve Kleineman of SKD Architects identified the potential for panoramic views from the 23rd floor, guiding the subsequent design process. The project involved removing the shared wall between the two units to create expansive, contemporary living areas with a central focus on the downtown skyline. This transformation aimed to optimize space and enhance comfort within the condo environment.
The redesign integrated a wet bar between the dining area and patio, allowing residents to enjoy refreshments while overlooking the Mississippi River. A private terrace was also incorporated for relaxation. For practical needs, a dedicated workspace was established off the kitchen, and a game table was included for social activities. The upper level was transformed into a private owner’s suite, featuring a light-filled bedroom with a sitting area and fireplace. This suite also includes an exercise room, a spacious walk-in closet, and a second laundry facility. Additionally, two guest bedrooms, each with its own bathroom and a second laundry area, were positioned in a separate wing to ensure privacy and comfort for visitors.
Addressing the challenge of lighting in areas away from windows, Kleineman focused on strategic illumination to introduce drama and interest. The design prioritized maintaining high ceiling heights, often employing indirect lighting to visually emphasize vertical space. Soffits were utilized to delineate different areas, necessitating careful planning for ductwork and sprinkler piping. Accent walls, rich wood finishes, and detailed coffer ceilings were incorporated to further distinguish the living spaces, while the added ceiling depth accommodated recessed lighting.
The main living area was reconfigured into an open layout, connecting a circular dining area, the kitchen, and the great room. This design emphasizes a harmonious blend of lighting, repeating patterns, fine craftsmanship, and a contemporary color palette. Kleineman elaborated on treating walls, cabinetry, and lighting as artistic compositions, with each wall being intentionally designed. Floating shelves and designated wall spaces were created for art display. Meticulous consideration was given to the placement of functional and aesthetic elements, such as a seven-foot linear fireplace, a TV wall, and furnishings, all strategically arranged to maximize views from every vantage point within the newly opened space. This comprehensive architectural endeavor aimed to establish a premier example of downtown living.
