A former cabinet factory located at 1737 N Howard Street in South Kensington is slated for conversion into seven loft-style apartments. This development, spearheaded by Civetta Property Group's Mike Tomasetti and Doug Fath, aims to repurpose the disused warehouse, which has been vacant since 2008. The project has received zoning approval from the Zoning Board of Adjustment to change its classification from residential to multi-unit.
The developers plan to create a mix of single and double-bedroom rental units, with anticipated rents ranging from $1,200 to $1,600. The design will preserve some of the building's industrial character, incorporating exposed brick and beams, along with original factory flooring. Modern amenities will be integrated to complement the industrial aesthetic. An additional third level will be constructed, expanding the building's total area from 5,400 square feet to 7,200 square feet. For residents, parking will primarily consist of unreserved street parking due to the property's proximity to Berks Station.
The property has a history, having previously served as both a residence and workspace for the late artist Karl Papendick. Its long period of disuse since 2008 contributed to significant neighborhood support for the conversion plans. The developers prioritize repurposing and reusing existing elements of the structure where possible, aligning with sustainable development practices.
Construction is projected to commence within two months of the zoning approval, with an estimated completion target set for the end of November. Following construction, leasing for the new loft apartments is expected to begin by the close of 2015. This project represents a revitalization effort for the building and contributes to the evolving residential landscape of South Kensington, near Fishtown.
