
FHAMS & kosaka transform old school in kyoto into spacious hotel with zen gardens
Design firm FHAMS and architect Ryu Kosaka from AND have collaborated to convert the former Kiyomizu Elementary School in Kyoto, Japan, into a luxurious hotel named 'Seiryu'. The 1932 structure, located on the slope of Higashiyama mountain and surrounded by historical townhouses and Buddhist temples, was transformed while preserving its historical integrity and connection to the local community.
The renovation focused on maintaining the original building's character, which has served as a significant landmark for years. The design team aimed to bridge the past 90 years with the upcoming 90 years, ensuring the new hotel integrates seamlessly into Kyoto's future landscape while honoring its past. A key design challenge involved keeping new constructions relatively low to allow guests an unobstructed view of the distant Yasaka Pagoda temple.
The hotel features 48 guest rooms, which were originally classrooms, and boasts expansive Japanese zen gardens, providing a tranquil environment. A rooftop bar offers aerial views of the city, enhancing the guest experience. The hotel lobby is designed to be calming and welcoming, setting a relaxed tone for visitors.
Ryu Kosaka from AND was responsible for the overall design scheme, while FHAMS handled the design supervision. This project represents a successful adaptive reuse of a historic building, blending modern luxury with traditional Japanese aesthetics and a deep respect for the site's cultural and historical context. The transformation ensures the building's continued relevance and contribution to the urban fabric of Kyoto for decades to come.
