This analysis delves into the hottest home trends for 2025, identifying features that are gaining or losing traction among sellers and buyers, based on Realtor.com listing data from January-September 2024 and 2025. The study ranks features by their year-over-year percentage change in listing mentions, provides their current prevalence (Widespread, Common, Occasional, Rare), and includes the median listing price for homes featuring these characteristics.
The fastest-growing trends reveal a strong emphasis on efficiency and green living. WaterSense fixtures lead with a 289.6% increase in mentions, reflecting a desire for reduced water consumption and lower utility costs in higher-end homes. Net-zero ready homes, designed for future renewable energy integration, and EV charging stations also show significant growth, indicating a continued demand for sustainable and convenient living solutions. Outdoor low-voltage lighting, up 91%, further supports the theme of mindful energy usage. Biophilic/indoor-outdoor design, which includes features like large sliding glass doors and living walls, saw a 163% increase, signifying a strong push to integrate nature into home spaces for both aesthetic and well-being reasons.
Beyond environmental consciousness, smart home features are also on the rise, with built-in coffee systems, smart lighting scenes, and hardwired Ethernet/Cat6 making significant gains. These trends highlight a desire for convenience, reliability, and automated control, crucial for digital lifestyles and remote work. The analysis also identifies common features, which are widespread but have less room for growth. These include hot tubs/spas, home offices/Zoom rooms, vaulted ceilings, and finished walkout basements. Notably, home offices and fully fenced yards, while common, also rank among the fastest-growing features, underscoring their enduring importance.
Conversely, several features are declining in popularity. Formal dining rooms with built-ins experienced the steepest drop, down 25.3%, as open-concept layouts dominate modern design. Infinity-edge pools, despite their luxury status, also saw a decline, as did three-car garages and Old-World European aesthetics, suggesting a shift towards more modern, natural, and functional designs over ornate or oversized elements. However, certain luxury features are evolving, with coastal modern design, aged metal accents, and backlit onyx/stone trending upwards, indicating a preference for airy interiors, texture, and contemporary natural materials. High-priced features like NanaWall glass systems and wine walls further underscore a move towards experiential and open luxury living, emphasizing connection to natural light and entertainment over traditional, enclosed spaces. The methodology involved analyzing 290 feature terms across active listings to identify shifts in real estate emphasis, segmenting features by prevalence and correlating them with median listing prices to understand market positioning.
