Before and After: A Quaint Cape Cod Cottage Is Rescued from Disrepair

The article details the extensive two-year restoration of a late 1700s Federal-style Cape Cod cottage in Provincetown, Massachusetts, by Steve Ballerini and Colin Bohrer. The couple, originally from San Francisco, purchased the dilapidated home after a serendipitous encounter, captivated by its historic charm and prime location near the shore. Despite living 3,000 miles away, they embarked on a thoughtful renovation to preserve the cottage's original spirit while updating its functionality. Upon acquisition, the house presented numerous challenges, including linoleum-covered, patched floors, crumbling plaster walls, and a dining room foundation resting precariously on tree stumps. The exterior, a three-quarter clapboard Cape with its original Federal-style fan light, lacked curb appeal. The front hall was cluttered, the keeping room (living room) with its original cooking fireplace needed significant work, and the kitchen sloped dramatically, offering only a four-foot clearance at one end. The parlor, intended to become a guest bedroom, also had its original floorboards hidden under linoleum. The renovation transformed each space meticulously. The exterior was refreshed with white and black paint (Benjamin Moore's Cloud White and Black, respectively), refurbished original windows, and new copper gutters and lanterns. The front hall now features a $75 Facebook Marketplace gateleg table under a Chippendale mirror from Portland Architectural Salvage, where wide-plank floorboards were also sourced. The office area in the front entry, a favorite of Steve's, is furnished with an Empire 1876 Scottish walnut desk and treasures from The J.M. Byron House, including a seascape painting and a green leather wing-back chair. In the keeping room, the original cooking fireplace and beehive oven were restored, and the wainscoting and built-in cabinet were brightened with Benjamin Moore's Swiss Coffee and Linen White paints. The room is decorated with an antique Afghan Soumak rug and leather furniture, creating a "gentlemen's club vibe," and displays a collection of vintage glass bottles in its original glass-front cabinet. Nautical elements like a carved sea captain figurine and a horseshoe crab shell reinforce the coastal theme. The dining room, once unwelcoming with damaged millwork and a low ceiling, now boasts rustic timber ceiling beams and reclaimed heart-pine floorboards, with a Federal-style mantel reconstructed to match the living room's. Hand-printed wallcoverings from Printsburgh Wallpapers add warmth, and a writing desk from local artist William Maynard adds historical significance. The kitchen underwent a dramatic transformation, featuring marine blue cabinets (Schrock), walnut countertops, a red cedar ceiling to evoke a boat-like feel, and a pine subfloor salvaged from a 1700s Maine tavern. Nautical-inspired lighting from Nauset Lantern Shop, handcrafted unlacquered brass and rope pendants, and a restored cast-iron Glenwood stove (from Good Time Stove Company) complete the space. The former parlor on the main level was converted into a guest bedroom. After removing the linoleum, the original varied-width floorboards were restored to their natural color. A new metal bed frame from Wayfair is adorned with blue-and-white textiles, and an original Rumford fireplace, topped with a vintage metal sailfish, adds coziness. An original glass-front built-in cabinet mirrors the one in the keeping room, offering display space.
