This Rental Kitchen Reno Took Just 3 Weeks to Pull Off
Mallory Fletchall, known for her popular home decor Instagram account @reserve_home, and her fiancé, David, transformed their dated 1990s galley kitchen in a rental property in just three and a half weeks. For four years, Fletchall had intentionally avoided showcasing her kitchen online due to its outdated appearance. The decision to renovate a rental kitchen was initially complex, requiring trust from their landlords. The couple secured permission by presenting a detailed proposal, including a cost breakdown, inspirational images, and material samples. This thorough planning helped convince the landlords, who ultimately covered most of the expenses, viewing it as a valuable investment for their building. Crucially, the renovation plan avoided structural changes or new gas lines, bypassing the need for permits.
The renovation involved a complete overhaul, starting with the demolition of the old cabinetry, green laminate counters, and blue vinyl flooring. Fletchall sourced the lower base cabinets from IKEA, customizing them with Semihandmade’s Agave Supermatte doors and brass handles for a more upscale look. Instead of upper cabinets, she opted for flex open shelving with sliding plywood doors from GLAM, which surprisingly increased their storage capacity due to a more efficient layout. David, Fletchall's fiancé, played a significant role, particularly with the flooring. The couple meticulously installed hand-painted Fallow tiles from Fireclay Tile, a process they prepared for by consulting architect friends and watching numerous YouTube tutorials. A key tip they learned was to use premixed adhesive and grout to simplify the process and to order 10-15% more product than estimated to account for potential damage or future needs.
Fletchall also addressed a major pet peeve: the old, ineffective exhaust hood. Given the kitchen's small size and existing window, she chose to remove the fan entirely. To ensure safety while cooking, she raised the backsplash to 30 inches, double the standard height, and selected textured 2x6-inch Fireclay Feldspar tiles for visual interest. For the countertops, the couple opted for IKEA’s marble-effect laminate instead of expensive real stone, recognizing that the rental might not be their permanent home. The laminate provided the desired aesthetic at a fraction of the cost and was easy to maintain. David, an artist, used his chop saw to custom-fit the laminate around the IKEA sink and create a seamless finish with glue-on edge strips. They repurposed excess laminate pieces to build an eat-in breakfast bar using heavy-duty brackets from Home Depot and an overhang on the stove side of the room.
The final touch involved decorating with greenery. Fletchall integrated fast-growing pothos plants and an elephant ear plant, which thrive in the natural light and add a vibrant element to the bright white kitchen. The renovation, despite its intense three-and-a-half-week timeline, successfully transformed the kitchen into a stylish, functional, and personalized space, much to the delight of the couple and even their cat, Kiki.
