Increase your home's value by choosing the right paint color
A new report suggests that strategic paint color choices can significantly increase a home's market value. Based on an analysis by Zillow, properties featuring a blue bathroom, often in shades like powder blue or light periwinkle, sold for an average of $5,440 more than anticipated. This phenomenon is attributed to color's powerful role in attracting potential buyers, especially through listing photos and videos. Svenja Gudell, Zillow's chief economist, highlighted that fresh, natural-looking colors, particularly blues and pale grays, not only create a perception of larger spaces but also offer a neutral canvas for prospective buyers to envision themselves in the home.
Light blue hues are particularly effective in bathrooms and kitchens, where they complement common features such as white countertops and cabinets. The positive impact of blue extends to other areas of the house as well. Homes with bedrooms painted in light cerulean to cadet blue shades saw an average increase of $1,856 in value, while dining rooms featuring slate blue to pale gray blue tones commanded $1,926 more. The analysis also revealed that cool, natural tones like pale gray and soft oatmeal contributed to higher-performing listings across various rooms.
Beyond interior spaces, exterior paint choices also play a role in property value. Homes with exteriors painted in "Greige," a blend of light gray and beige, sold for $3,496 more compared to similar homes with medium brown or tan stucco. Even a seemingly minor detail like the color of the front door can make a difference; painting it in a shade ranging from dark navy to slate gray could add $1,514 to the home's value.
Conversely, certain color choices can negatively impact a home's value. The report indicated that leaving a bathroom entirely white resulted in an average decrease of $4,035 in value compared to similarly appointed spaces. Furthermore, once-popular brick red, terracotta, or copper red dining rooms are now associated with a decrease in value, potentially by as much as $2,031. These findings underscore the importance of thoughtful color selection in home staging and renovation efforts to maximize market appeal and financial return.
