If You Want to Increase the Value of Your Home, Paint Your Kitchen This Color
The Zillow 2017 Paint Colors Analysis reveals that specific paint colors significantly impact a home's selling price. The study, which analyzed over 32,000 homes in the U.S., found that blue bathrooms, particularly in powder blue or periwinkle, increased a home's value by an average of $5,400. Conversely, white, off-white, or eggshell white bathrooms led to a decrease in selling price of approximately $4,035. Other cool neutrals, such as light gray or oatmeal, also performed well in bathrooms.
Beyond bathrooms, blue hues proved beneficial in several other rooms. Soft blue kitchens added around $1,809 to a home's value, with Charlotte, NC, showing a particular affinity for this trend. Yellow kitchens, however, resulted in an average decrease of $820. In dining rooms, slate blue, gray blue, or navy blue with white shiplap increased worth by $1,926, while red dining rooms saw a $2,031 reduction. Blue bedrooms, ranging from light cerulean to cadet blue, contributed an additional $1,856, contrasting with pink bedrooms which experienced a slight decrease of $208. Even the front door's color played a role, with gray or blue shades boosting price tags by $1,514.
Svenja Gudell, Zillow's chief economist, emphasizes that fresh, natural-looking colors, especially blues and pale grays, make a home appear larger and help potential buyers envision themselves in the space. The complementary nature of light blue with white countertops and cabinets, a popular design trend, further contributes to its appeal in kitchens and bathrooms.
However, blue is not universally advantageous. Blue living rooms, for instance, led to an average loss of $820, while brown living rooms (light beige, pale taupe, or oatmeal) increased value by $1,809, supporting the trend of brown making a comeback in interior design. For home exteriors, 'greige' (a mix of gray and beige) was the top performer, adding $1,526 to the selling price, whereas brown exteriors decreased value by $1,970.
Detailed findings indicate the following: Kitchens with blue paint added $1,809, while yellow reduced value by $820. Bathrooms in blue/purple shades added $5,440, but white/no color decreased value by $4,035. Bedrooms painted blue added $1,856, while pink reduced value by $208. Dining rooms with blue colors added $1,926, whereas red diminished value by $2,031. Living rooms in brown shades added $1,809, but blue living rooms reduced value by $820. For home exteriors, greige added $1,526, while brown reduced value by $1,970. Finally, gray/blue front doors added $1,514 to a home's selling price.
