Restoration of an American Foursquare

Dwell Development, a prominent green-building firm in Seattle, has expanded its expertise into the renovation sector, with a particular focus on environmentally conscious updates for existing homes. Their inaugural project of this kind involved the revitalization of a 1909 American Foursquare Sears and Roebuck kit home in the Madrona neighborhood, which had been owned by the same family for 65 years. The objective was to undertake significant upgrades while upholding the house's historical integrity. The initial phase of the renovation revealed unexpected challenges, including an extensive and complex electrical and plumbing system that had not been accounted for in the preliminary budget. This discovery underscored the unpredictable nature of renovating older homes and led the firm to revise future planning to include contingencies for such unforeseen repair costs. Despite not pursuing a complete gut renovation, the Dwell team strategically integrated sustainable features. The majority of the windows were replaced with energy-efficient models, though certain original single-pane leaded-glass windows were retained to preserve the home's historic character, balancing efficiency with aesthetic and historical considerations. A significant alteration involved redesigning the main stairway, which was believed to have been updated in the 1930s. The team restored it to what they deduced was its original configuration. This change not only honored the home's past but also created space for a new bar/buffet area, prompting a reorganization of the living and dining rooms. This approach addressed the inefficient use of space often found in older homes, adapting the layout for modern functionality. Furthermore, a new, more serviceable staircase was installed to the basement, transforming it from a mere storage area into an integrated part of the main living space. The front entry, an American Foursquare hallmark, also underwent changes. Architectural clues suggested that a previously covered porch had been enclosed over time. The renovation reimagined this space as an interior entryway, with Abbey Maschmedt, the design project manager, aiming for a "modernized traditional" aesthetic. This was achieved through elements like black-and-white octagonal tiles and the repurposing of two dead spaces adjacent to the main door into a mudroom and a mail-drop station, evoking the feel of a 1920s hotel foyer. An existing room off the dining area, which once served as a bedroom, was converted into a versatile flex space suitable for various uses such as a guest room, office, or playroom. A new French door was added to connect it more seamlessly with the kitchen and the rest of the main floor. The project also included practical repairs like fixing portions of the siding, which uncovered 1930s newspapers used as insulation, a testament to early recycling practices. The original fir floors were meticulously restored, with reclaimed wood used to patch areas where a wall had been removed. Additional improvements encompassed reinforcing a sagging bathroom, renovating the upstairs bathroom, enhancing closet spaces, fencing the backyard, replacing a walk-out porch with a spacious deck, and installing an electric car charger. The design choices, particularly in lighting, drew inspiration from both the original 1909 structure and later 1920s Art Deco additions, with many fixtures sourced from architectural salvage to maintain an authentic period feel.
