As the fall season approaches and people spend more time indoors, evaluating and updating home flooring becomes a timely consideration. A new flooring surface can significantly refresh and revitalize a home's interior, whether the update targets a single room or the entire house. Beyond aesthetics, new flooring can simplify cleaning, especially for households with muddy boots, and potentially increase the home's resale value. Two Seattle-area flooring and design experts, Craig Munson, owner of Seattle Floor Service, and Wendy Albee, owner of Albee Interior Design, provided insights into popular flooring options. Hardwood flooring remains a top choice for living areas. While traditional oak floors are still popular, prefinished engineered hardwoods are gaining traction due to their easier installation process, as they do not require sanding, staining, or finishing. Engineered hardwoods are also less prone to warping in humid conditions, making them suitable for kitchens and bathrooms, and can be installed directly on concrete, which is ideal for basements. Prices for engineered hardwoods typically range from $7 to $14 per square foot installed, varying by type. They are available with a diverse array of factory-applied finishes and unique wire-brushed textures. This demand has also led to an increased market for prefinished solid hardwoods. Luxury vinyl is another versatile option that offers the aesthetic appeal of wood without the higher cost, with installation prices ranging from $3 to $7 per square foot. The vinyl industry has significantly advanced, producing sheet and plank vinyl that convincingly replicates the look of tile, wood, or stone. This material is also scratch-resistant, waterproof, and easy to clean, making it a practical choice for high-traffic areas like laundry rooms, offices, and kitchens. For instance, a premium vinyl product like Reclaimed Walnut by Golden Arowana was recommended for a client's bedroom to withstand dog traffic, successfully transforming the room's decor and being mistaken for real wood by a contractor. For existing beat-up hardwood floors, refinishing is often the most cost-effective solution. Most older solid hardwoods can undergo sanding and refinishing up to three times. Refinishing processes can achieve modern, on-trend finishes, including lighter or darker shades for white or red oak. Specialized machinery can also apply matte, wire-brushed textures to solid hardwoods. While refinishing requires some time, it is generally less expensive than installing completely new flooring. Carpeting is experiencing a comeback, particularly for bedrooms and stairways, offering coziness, comfort, and protection against falls for both children and adults. Pet owners often find carpet beneficial for older dogs navigating stairs. For those considering new carpeting, environmentally conscious options include wool carpets, which are chemical-free and recyclable. For pet-friendly households, carpets dyed all the way through are recommended to minimize visible damage from stain removal.
