New building: Bondi Beach House by MPR Design Group

Brandon Architects, led by Christopher Brandon, embarked on the creation of a modern California beach cottage in December 2017. The design aimed for timeless qualities while maximizing the scenic views of its location in The Strand at Headlands, a private oceanfront community in Dana Point. This site is notable as one of the last undeveloped land parcels along the California coastline, offering intimate views of the headland bluff. The architectural approach prioritized drawing these views throughout the home, from the primary living spaces to the front door. To achieve this, traditional materials were utilized in a contemporary manner to enhance sightlines and foster an open floor plan within the 8,329-square-foot, two-story residence, which also includes a basement level. The exterior features 4-inch horizontal clapboard siding painted white, providing a sharp contrast with exposed steel and metal cladding, as well as natural white oak and brick veneer. A key design element is the gridlike pattern, created through the use of steel and floor-to-ceiling glass panels, which frames both front and rear views and serves as a recurring theme throughout the property. The window and door package necessitated steel to form thin, lacy grid lines, or mullions, which add a delicate detail. These grid lines progressively increase in size as one moves from the front entrance to the great room and primary areas at the rear, where unbroken floor-to-ceiling glass panels are featured. Interior designer Summer Jensen of Hawk & Co extended this grid theme into the five-bedroom, nine-bathroom interior, focusing on the "power of the line" to define space and give meaning to negative areas. The design employs a clean black, white, and nude color scheme, along with an ascending formality concept. The lowest level is envisioned as an extension of the pool deck, or a "beach club," becoming more formal with each rising floor. Upon entering, an atrium-style foyer leads to a feature wall with a three-dimensional gray brick grid pattern behind a cantilevered staircase, connecting all three floors with a sophisticated aesthetic. Amenities on the lowest level include a large deck with an infinity pool and spa, a media room, a chic bar, a wine cellar, a gym, and an intimate theater equipped with RH Pauillac sconces. The entry level comprises an office (which can also serve as a fifth bedroom) with a bathroom, a formal dining room with sliding doors, a kitchen featuring floating Troy Lighting District mini pendant lights and a separate butler’s pantry, and a great room with a Burke Decor Nuevo pendant light. Sliding wall panels in the great room allow for privacy control and an indoor-outdoor flow, highlighting the home’s suitability for entertaining and flexibility. This level also includes a three-car garage with a lift for additional two-car subterranean storage. The top level houses three en suite secondary bedrooms and a luxurious 1,330-square-foot primary suite with a balcony, a bath featuring dual walk-in closets, and a large glass-encased shower and tub, offering uninterrupted ocean views. Pacific Staging provided the furniture, and L.A.-based artist Crime By Design supplied playful artwork, adding a sense of grit and edge. It embodies a blend of California cool and Swiss precision. The structure, perched over 16 feet above current sea level, consists of two stacked, terraced volumes made of glass, steel, and wood. The exterior features vertical pine fins blackened with shou sugi ban charring, which helps the house integrate with its natural surroundings while adding a dramatic touch. The interior predominantly uses blond wood, including wire-brushed Douglas fir planks for floors and ceilings, white-oak cabinetry, and light-toned stonework. The entry sequence is meticulously designed. The entry court, located at the back of the property, is defined by a charred-wood gate and a dark plastered retaining wall, creating a compressed space that contrasts with the expansive views inside. Upon entering the main living area, a 180-degree natural panorama unfolds, with the ocean visible through glass walls flanking a large stone fireplace. The dining area includes Pierre Jeanneret’s teak-and-cane Chandigarh chairs and a 19th-century French pine table. The kitchen incorporates a hidden, pocket-sized bar with marble, brass, and oak, and a powder room with John Pawson’s minimalist stone-column sink and faucet, reflecting Montalba’s focus on bespoke detailing. The A-Frame ReThink residence on Fire Island, New York, initially presented a challenge with its existing layout obstructing the stunning bayside views. New York–based architecture firm Bromley Caldari undertook a comprehensive renovation to transform this outdated beach home into a modern escape, prioritizing open living spaces and maximizing waterfront vistas. The primary intervention involved replacing the original six-foot diameter spiral staircase with a new, sculptural element designed to integrate seamlessly with the iconic A-frame structure. Bromley Caldari leveraged creative design and construction expertise to fit the new, large spiraling staircase within the confined space of the A-frame. This was achieved by taking advantage of a local zoning regulation that permits bay windows to project slightly beyond the building envelope. This allowed the architects to tuck the staircase into the low roof eaves, incorporating large bay windows at various heights on both sides of the house. Their primary residence is in the Spring Valley neighborhood of Upper Northwest D.C., where Shari works as a trial lawyer and Med owns five Washington restaurants. The lot, zoned for only one dwelling and just 17 feet wide, presented significant design challenges. The Lahlous engaged Marnie Custom Homes, specifically builder Marnie Oursler, known for her ability to maximize difficult spaces. Construction took place between 2022 and 2023, with the family able to enjoy their new home by June 2023. The initial vision included a main house and a separate guest cottage, but due to zoning restrictions, Oursler, in collaboration with architectural firms Gentilucci Designs of Bethesda and the Barker Design Group of Washington, D.C., devised a creative solution. The final design features two slender, three-story wings—one for the main house and the other for guests—connected by a rectangular central deck that incorporates a swimming pool. This innovative layout ensures that both sections of the house benefit from ocean views. The 4,332-square-foot structure includes six bedrooms and 6½ bathrooms. The main house wing, directly facing the beach, contains three bedrooms with en suite baths, an open kitchen, and a great room. The guest wing provides a living area on the second floor, a two-car garage on the ground level, and three bedrooms, including one with bunk beds. An exterior staircase and a laundry room in the guest quarters enhance privacy for visitors. The central deck, measuring 40 by 17 feet, is constructed from weather-resistant ipe-wood planking and features a 7-foot by 8.6-foot fiberglass pool, 5½ feet deep. The pool was strategically placed in the middle of the lot to capitalize on southern exposure, ensuring sun exposure throughout most of the day. The deck railings were installed at an obtuse angle to create a more open feel, and a bar with seating for four, along with built-in planters for perennial flowers and herbs, adds to the outdoor amenities. This is one of five decks on the property, including a large one off the second level of the main wing with ocean views. To compensate for the narrow footprint and enhance the sense of space, the design emphasized natural light through extensive use of glass doors and oversized, often floor-to-ceiling, windows. Nine-foot ceilings in most rooms, along with wire balustrades on the interior stair rails, contribute to an airy aesthetic. The floors, covered in pale wood-look vinyl, further reflect light. The kitchen, designed by Sarah Kahn-Turner of Marnie Custom Homes, was tailored to Med Lahlou’s background as a restaurant owner, prioritizing functionality within the constrained space. It features a long, lean layout with appliances concealed behind cabinet panels, a 15-foot-long island with seating for six, and a neutral color palette with gold finishes. Throughout the home, Shari Lahlou selected furnishings in blues, whites, and natural tones to complement the coastal environment. Thais and Roberto Alcalay, a couple with a keen eye for modern design, embarked on a journey to build their dream home in Naples' Pine Ridge Estates. Having relocated from Brazil to the United States in 2004 and subsequently to Fort Myers in 2007, they found themselves desiring a modern aesthetic, which proved challenging to find in the existing Naples market. This led them to collaborate with architect John Cooney of Stofft Cooney Architects and Scott McConnelee of BUILD, a construction company renowned for luxury modern homes. Thais Alcalay, an interior designer by profession, played a pivotal role in the project. She arrived at initial consultations with extensive documentation, including detailed descriptions of each room, desired materials, and even plumbing specifications, surprising both the architect and the builder with her meticulous planning. This thorough preparation was the result of years of research and a clear vision for their new home, which they felt should reflect their current lifestyle, contrasting with the French-style home they once owned in Brazil. The resulting 5,500-square-foot, four-bedroom (plus office), five-and-a-half-bathroom residence embodies a modern aesthetic without being stark or cold. The exterior is characterized by a series of layered cubes, cantilevers, voids, windows, and solid walls, showcasing movement and varied textures. The Alcalays' preference for movement over simple squares and angles was a driving force behind the architectural design. Inside, the home maintains an open and free-flowing atmosphere. Common areas are subtly defined by ceiling details, lighting, and box beams. A consistent neutral palette is established throughout most of the home with grayish METAL.IT tile by Emil Group, which is inspired by brushed steel and extends to the baseboards, providing a cohesive backdrop for other design elements. This flooring choice allows the predominantly Italian and Brazilian furniture, along with other thoughtful details, to stand out. A significant feature in the great room is a 14-foot-high feature wall made of six Italian tile slabs that mimic marble, designed by Thais, with an LED shaft running along its perimeter. In the kitchen, a mix of cabinet heights, surfaces, and tones is present, with painted wood cabinets wrapping around high-end appliances and glass sections offering views of the pool. A main island is practical with two sinks, while a second island serves as a showpiece with Pompeii quartz extending to the floor. The design also emphasizes a connection to the outdoors, with large sliders offering views of the pool and outdoor kitchen from the great room, and three of the four bedrooms enjoying pool views. An intimate conversation area near the great room features Désirée Ego swivel chairs and copper Tom Dixon pendants, all positioned to appreciate the surrounding landscape. The primary suite continues the clean lines, featuring a padded gray headboard and a spa-like bathroom with a floating vanity over illuminated river stones and a generously sized shower. Kimo and Sarah Bertam, after being outbid on traditional homes, discovered a passion for floating homes after renting a houseboat in the Bay Area’s Mission Creek. This experience, fueled by their shared love for water—Kimo as a surfer and Sarah from childhood summers on a sailboat—led them to commission architect Robert Nebolon for their own floating home project. Despite Nebolon’s lack of prior floating home experience, his background in building near and on water made the transition seamless. The 2,100-square-foot, two-bedroom floating house was constructed on land over six months before being moored in Mission Creek. A primary challenge involved maximizing storage within the limited space while ensuring essential functionalities and managing weight, as the home would not move once in place. The resulting structure, inspired by the area's industrial heritage, features a sculptural, loft-like design that integrates seamlessly with its waterfront surroundings. Its distinctive sawtooth roof and expansive windows optimize space and natural light, creating a bright and airy interior. Architectural elements like the door, staircase, and kitchen incorporate an orange hue, referencing the iconic Golden Gate Bridge. The home boasts three decks, enhancing its connection to the water. Oversized warehouse-style windows are strategically placed to allow reflections of the water to ripple across the ceilings, further integrating the aquatic environment into the living space. The exterior is clad in 24-gauge metal siding with a fluorocarbon finish, selected for its durability and resistance to fading and chalking for up to 40 years, eliminating the need for periodic painting. This choice also circumvents the difficulty of painting a floating structure. The warehouse-style windows, made of black anodized aluminum with stainless steel hinges, are designed to withstand corrosion. No wood was used on the exterior, except for the finger pier that provides access to the front door and the couple's boat. From the main deck, residents can enjoy views of downtown San Francisco, including AT&T Park. The first-floor deck is furnished with Amazonia Terra teak chairs and IKEA Runnen teak outdoor floor decking. Inside, the living room features Australian cypress flooring with a tung oil finish, a Solas wall-mounted fireplace by Hearth Innovators, and a unique chair by Putra Salahin from Bali. Allyson and Paul Riser, who annually vacation along Highway 30A in Seaside, Florida, embarked on a project to build a family retreat on a narrow, challenging lot in the heart of Seaside. Initially skeptical of the neglected strip of land, which they mistook for overflow parking, the Risers were ultimately convinced by its unparalleled location—catty-corner from Seaside’s town square and a short walk from the beach, offering wide views of the Gulf of Mexico. This prime location was a critical requirement for their large family, consisting of four grown children and a daughter-in-law. To overcome the constraints of the unusual lot size and accommodate their family's needs, the Risers enlisted Seaside architect Ty Nunn and Birmingham interior designer Fran Keenan. Their primary objective was to create sufficient bedrooms and gathering spaces, while Allyson also sought to infuse the new Florida build with the character and timelessness found in the old coastal homes of the South Carolina Lowcountry. Nunn designed a three-story house, one room deep and three rooms wide, with the kitchen and main living area located on the top floor to maximize the exceptional views. Keenan faced the challenge of incorporating the Lowcountry aesthetic, which often features large, low-slung roofs, into a tall three-level structure. A trip to Paris provided an unconventional solution: installing large, pop-out windows in the roof to flood the third-floor living area with natural light, creating a bright and airy space that became the focal point of the home. Inside, Keenan and her colleague Sara Walker curated an interior that reflected the surrounding landscape without resorting to overt beach-themed decor. The color palette, inspired by the blues and greens of the Gulf, features grayish blues, whites, muted turquoise, and faded aqua, fostering a sense of peace and serenity. The light-colored floors were specifically chosen to mimic sand, cleverly concealing any beach sand tracked in by the family.
