This historical context informed the architectural approach for Local House, adhering to the estate's guidelines which encourage modern designs while complying with heritage, landscape, and vegetation protection overlays. The residence spans 214 square meters and was constructed by CBD Contracting Group. Despite the prevalent architectural features often criticized in McMansions, such as columns, oversize transoms, and multistory windows, Stoffer embraced the remodeling challenge. She expressed a preference for remodels over new builds, highlighting the potential in existing structures, and noted her experience in 'de-McMansioning' similar 20-year-old houses with good bones but outdated aesthetics. The renovation began by removing superfluous architectural elements like columns, millwork, and built-ins. Stoffer reconfigured the first-floor layout, merging several smaller rooms into a spacious, open-concept kitchen, breakfast room, and sitting area. The property, owned by Sue Chan, a food and beverage multi-hyphenate, required significant structural retrofitting due to its steep hillside location, along with a full gut remodel of its interiors and a roof replacement. The architecture and design firm Only Way Is Up (OWIU), led by Amanda Gunawan and Joel Wong, spearheaded the project with the goal of creating a space that served both as an ideal home office and a tranquil retreat from the bustling city. Chan, who frequently travels between New York and Los Angeles, desired a home that encapsulated the essence of Los Angeles while maintaining a curated environment for work and calm. Rather than expanding the main house, which would have been cost-prohibitive, a separate unit was built on the property to function as a dedicated office and ADU. The designer was presented with an 8-foot stone Buddha statue, a deeply personal piece, which became the focal point of the backyard, establishing a meditative zone. The design challenge involved integrating the wife's preference for soft, muted tones and subtle textures with the husband's passion for bold, saturated colors and dramatic statements, aiming for a harmonious blend that celebrated both personalities while creating a visually cohesive environment. To address these structural and aesthetic shortcomings, the renovation focused on creating architectural integrity. Key to the transformation was designing outdoor spaces that felt like natural extensions of the home, such as patios, courtyards, and gardens that seamlessly blended with the architecture. The backyard features a lily pond, symbolizing rebirth, reflecting both the home’s transformation and the new chapter in the homeowners' lives. A dedicated meditation space encourages calm and reflection, and a trellis with automatic louvers blends function and design, connecting nature and architecture. The Buddha statue, depicting Guanyin, the Bodhisattva of Compassion, stands gracefully on a lotus pedestal, a symbol of purity and enlightenment, providing a spiritual and visual anchor for the outdoor space. Inside, the design reflects a thoughtful mix of calm and creativity. A standout feature is the powder room, which combines a striking pink stone with custom wallpaper. The designer serendipitously found the last three slabs of an extraordinary pink stone and, with the clients’ daughter’s approval, incorporated it. They desired a "grown-up" space allowing urban conveniences, such as walking to restaurants and sporting events, eliminating yard maintenance, and facilitating entertaining. The former Houston resident, referred to as H., expressed a preference for a "jewel box" over a large, empty house, indicating a desire for a more intimate and curated living environment. The couple opted for a complete fresh start, selling most of their belongings, save for a record and book collection and some bedroom furniture, to embrace a new home and lifestyle together. He assured H. that the space could be transformed to meet their vision, leading to the acquisition of the penthouse. The renovation commenced with a full demolition, stripping the condo down to its concrete floors, ceiling, and support columns. Mil Bodron, along with Svend Fruit, Michelle Tarsney, Dustin Penney, and lighting designer Steven Byrd, collaborated to create an updated, airy environment. The project converted the two-bedroom, 2,700-square-foot penthouse into a modern, open-concept home featuring a seamless living, kitchen, and dining area. A key design element was the integration of a library/music room within the living space, offering visual distinction without creating separate, isolated rooms.
