Three home trends to 'avoid' that won't add value and may 'put buyers off'
Home improvements can be a significant investment, but not all trends yield a positive return or even appeal to potential buyers. According to interior designer James Newman from Raffle House, certain popular design trends widely promoted on social media platforms like TikTok can actually make a property harder to sell and won't add value. He advises homeowners to steer clear of specific renovations that might not recuperate their cost.
One such trend to avoid is quirky wallpaper, despite its popularity on TikTok under the hashtag #wallpaperdecor, which boasts 57.5 million views. Newman explains that wallpaper is a highly personal choice. While a unique design might work well on a feature wall, more often than not, it can deter prospective buyers. Homeowners are often advised to remove wallpaper before selling their property, indicating its limited appeal. Furthermore, the cost of quirky wallpaper can be substantial, depending on the size of the walls, and this expense is unlikely to be recovered when the home is sold.
Another trend highlighted as problematic is the media wall, a concept with a staggering 239.8 million views on TikTok. Media walls typically incorporate a large flat-screen television, LED lighting, and a built-in fireplace. While fashionable, Newman notes that buyers generally do not consider them a necessity. A key issue is that such installations often accommodate specific large TV sizes. If the seller takes their television with them, the new buyer might be compelled to purchase a 65-inch or larger screen to fill the void, and also face the additional hassle and expense of rewiring the wall. This makes media walls a feature that, despite appearing attractive, ultimately adds no value and could dissuade buyers.
The third trend to be cautious of is wooden panelling. While visible home improvements generally increase property value, wooden panelling is a hit-or-miss enhancement. The hashtag #Woodpanel has over 34.1 million views on TikTok, indicating its widespread adoption. Although well-executed panelling can add style, Newman observes that TikTok users frequently opt for thin, cheap-looking slat panels. He reiterates that panelling is a matter of personal taste. If a buyer dislikes it, they would incur the cost and effort of removing the panelling and replastering the walls—an unwelcome additional expense when moving into a new home. Consequently, even expensive slat panels are unlikely to contribute to the property's value.
