Meet New York's go-to architect for redesigning small spaces

Architect Michael Chen, founder of MKCA, has become renowned for his innovative approach to redesigning small apartments in New York City. While his firm tackles various projects, from renovating lofts to constructing townhouses, its specialization in optimizing compact living spaces for New Yorkers is a significant focus. Chen notes that many New York residents, despite living in small spaces, are reluctant to leave their desirable neighborhoods, making the redesign of these existing homes a practical and economical alternative to moving to a larger, more expensive apartment. Chen highlights that the city's housing stock largely consists of older buildings, with 85% of current structures expected to remain in use until 2030. Many of these pre-war apartments were not initially designed for the high number of single residents now occupying them and often feature inefficient layouts, with numerous spaces technically qualifying as 'micro' (under 400 square feet) even before modern micro-apartment developments. This situation creates a demand for architects who can reimagine these spaces. MKCA's methodology for small space design centers on creating "strategic zones of overlap" and ensuring that elements serve multiple functions. A prime example is the "Unfolding Apartment," a 400-square-foot studio designed for a client who worked from home and entertained guests. Instead of dividing the space into smaller rooms, the firm installed a custom, oversized cabinet along one wall. This cabinet ingeniously houses a Murphy bed, nightstand, closet, and a compact home office. These components can be individually deployed or packed away, allowing the apartment to transform to suit various needs, from a spacious loft to a functional workspace or sleeping area. A flip-down panel within the cabinet can function as a console table, dry bar, or desk, and its alignment with other elements creates a home office setup, with a perforated steel screen behind allowing light and cable management to the sleeping area. This project underscored the firm's belief that such spaces could be highly functional and livable long-term, driven by a deep understanding of client needs and innovative solutions. Redesigning these compact environments demands meticulous attention to detail and a clear understanding of the client's priorities, as there is no room for wasted space. MKCA integrates flexible interior finishes, such as bars or movable walls, to maximize utility. In the "Five to One Apartment," a 390-square-foot co-op, a sliding storage element dramatically reconfigures the space. This movable wall shifts to expand one area while compressing another, enabling various activities throughout the day, including dressing, working from a home office, lounging, and sleeping, by revealing a queen-sized fold-down bed, entertainment area, dry bar, and library. For a 700-square-foot duplex, the firm incorporated a storage-rich staircase and a built-in desk into a small mezzanine. Despite the creative solutions, these projects present logistical challenges. Chen points out that there are no economies of scale; renovating a bathroom in a tiny apartment, for instance, costs as much as in a large one. Construction can be complex due to limited space, sometimes allowing only one worker at a time, and the sequential nature of trades. Smaller apartments are also often in buildings without elevators or with narrow stairwells. Consequently, these projects typically span 10 to 12 months from start to finish. The firm frequently relies on custom-designed elements and hardware to achieve specific functionalities, often reconfiguring ready-made products to suit precise motions. MKCA aims to integrate features often excluded from small spaces, such as dining tables, driven by an "obsession to integrate them somehow."
