Dens Done Right: Create the Walk-In Closet of Your Dreams

Condo units equipped with dens are increasingly sought after, commanding higher price points than units without, a trend consistently observed over several years. Data from Baker Real Estate Incorporated’s Baker Insights Group (B.I.G.) indicates a significant rise in the share of one-bedroom-plus-den suites, climbing from 10% in 2018 to 23% in the previous year. This suggests that dens contribute substantial value to condos, even when they do not necessarily expand the overall square footage. Buyers are willing to invest more in units featuring dens due to the perceived versatility and lifestyle enhancement these spaces offer. Dens are envisioned for various purposes, including housing a second tenant or roommate, accommodating guests, serving as a nursery, or functioning as a home office, a utility that has become particularly pronounced in recent times. Beyond these common uses, dens present an excellent opportunity to create a luxurious walk-in closet, especially as cooler seasons approach, necessitating more storage for bulkier clothing and footwear. Transforming a den into a functional and aesthetically pleasing walk-in closet begins with strategic organization. The choice of an organization system should be tailored to the specific type and volume of one's wardrobe. For instance, individuals with numerous delicate garments might prioritize closet-style wall units offering ample hanging space to prevent wrinkling. Conversely, those whose wardrobes primarily consist of bulky items like wool sweaters would benefit from tall shelves designed to accommodate folded items.
