Josh Wiener, president of Silver Lining General Contracting + Construction Management, advises installing “all off” switches near exits. These switches allow homeowners to turn off every light in the house with a single click, eliminating the need to check individual switches. Nathan Orsman, founder of Orsman Design, suggests full-control systems that are user-friendly, enabling anyone, including guests or renters, to easily adjust the home’s lighting to their preference.
The kitchen is another area where ample and effective lighting is paramount. Older homes often feature outdated fluorescent box lights that can create shadows and detract from the kitchen's aesthetic. Upgrading kitchen lighting before showing the home can significantly improve its perceived value. Orsman emphasizes that buyers never complain about too much light in the kitchen and appreciate modern solutions. He recommends installing quality recessed architectural lighting, noting that the installation process for such lighting can be invasive, so having it in place beforehand is a major advantage. Wiener adds that under-counter and cabinet lighting, in-drawer lighting, and layered accent lighting can add depth and visual appeal to the kitchen.
Bathrooms, particularly primary bathrooms, also require adequate lighting. Wiener suggests vanity lighting with adjustable color temperatures, compact linear lights for nighttime navigation, and in-shower lighting installed above or under shelves. These upgrades contribute to a luxurious, spa-like ambiance, enhancing the bathroom's appeal.
Consistency in lighting across the entire home is another expert tip. Orsman points out that varying wattages and color temperatures in different rooms can be jarring. He recommends using consistent color temperatures and lamping throughout the house, ideally around 2700K for private residences. With the shift away from incandescent bulbs, it is important to fit decorative fixtures with appropriate LED bulbs. Orsman advises testing different LED bulbs from various manufacturers to find ones that provide a soft, comfortable glow. Achieving uniformity in lighting creates a cohesive and inviting atmosphere.
Finally, exterior lighting upgrades are crucial for both aesthetic appeal and safety. Adding uplights and downlights can highlight architectural features, beautiful trees, or flower gardens, which are increasingly popular trends. Illuminating potential tripping hazards such as pathways and stairs is also important for safety. Orsman stresses the use of correct materials, such as fully shielded fixtures with a deeper form factor and low glare, to mitigate the visibility of the light source while effectively lighting the area. For outdoor living spaces like backyard patios, focused lighting in specific areas, such as a grilling station, can create a welcoming ambiance without over-illuminating the entire space. Ensuring the correct infrastructure for exterior lighting is in place from the start saves prospective buyers future hassle and cost. These interior and exterior lighting enhancements collectively make a home more attractive to potential buyers, allowing them to envision themselves living there comfortably and safely.
