Luxury at the Lake: A Penthouse Condo in Cornelius
Jim and Colleen Ludington, after nine years in their 8,700-square-foot home in The Peninsula, a waterfront community on Lake Norman, sought to downsize. While initially planning to wait until their youngest son graduated, Colleen learned about the Watermark project and was drawn to its offerings. Recognizing an opportunity for a penthouse unit, they secured one in the Watermark Lake Norman development, a gated resort-style condo community comprising 48 units that broke ground in 2018 and was completed in late 2020. Their specific unit was still under construction, allowing them to collaborate with the builder on architectural modifications prior to their autumn move-in.
Colleen, a realtor and children's book author, envisioned a classic, timeless aesthetic for their new home, reminiscent of a pre-war New York City apartment. This vision influenced design choices such as herringbone walnut floors and marble bathrooms. The penthouse provided a strong foundation with its high ceilings and hardwood flooring. The Ludingtons opted for minor structural changes, including modifications to the kitchen layout, the integration of a built-in wine display, and the installation of a custom fireplace in the living room.
Jim, a retired technology executive with a passion for gourmet cooking, desired a spacious kitchen equipped with gas appliances and ample storage for his extensive collection of cookware and gadgets. To achieve this, 10-foot cabinets were installed, complemented by a custom-crafted rolling ladder featuring gold rails that matched the kitchen's hardware. An additional kitchen island was incorporated to serve as an informal dining area, accommodating eight people. Its waterfall-edge countertops were fashioned from gray and gold Dolce Vita quartzite sourced from Cutting Edge Stoneworks in Mooresville.
Adjacent to the kitchen, a space originally designated as a dining room was repurposed into a wine lounge. The couple aimed to replicate the wine cellar from their previous residence, which housed their significant collection of French and Italian wines. They collaborated with Vine & Branch Woodworks in Mooresville to design a 12-by-10.5-foot wine wall capable of storing up to 600 bottles. This built-in unit also includes a humidor drawer for cigars, side cabinetry for glassware, and pull-out cabinets for liquors and mixers. The area was transformed into a lounge overlooking the pool, a spot where Jim enjoys his morning coffee.
The living room's focal point is a custom 7-by-2-foot gas fireplace from Fireside Hearth & Home. The design of the living room was specifically centered around a French painting intended to hang above the fireplace, necessitating extensive research to find a fireplace of appropriate scale. The master suite features a custom-built, boutique-style closet designed to display Colleen's clothing, designer shoes, and a collection of Kentucky Derby hats. In the master bathroom, Vine & Branch installed custom cabinets with a StyleLite Tierra Elm finish, paired with Calacatta Gold Marble countertops. The Ludingtons express that their favorite aspect of penthouse living is the open floor plan, which encourages more interaction within their family.
