Deep Energy Retrofit for Affordable Housing
Fusion Architecture, PLLC undertook a comprehensive deep energy retrofit for an affordable housing project in Patchogue, New York, focusing on a 1970 single-story ranch. The project aimed to create an affordable, comfortable, and healthy living environment for residents, particularly those with low income, relying on public assistance, and experiencing health-related issues. The design adheres to the US Department of Energy's Zero Energy Ready Homes Program, mandating compliance with Energy Star 3.0, EPA's Indoor AirPLUS, and WaterSense requirements. This ensures a clean and energy-efficient living space, reducing the financial burden of utility costs for residents and improving their overall well-being.
The renovation involved a full gut interior, upgrading key structural and environmental elements. The exterior walls were insulated with dense pack cellulose and 1.5 inches of Polyiso rigid foam, complemented by a house wrap and fiber cement siding, creating a durable and energy-efficient envelope. The roof received two layers of 2-inch Polyiso rigid foam insulation, while the unvented attic featured 6 inches of open-cell spray foam, achieving an R-48 insulation value. The foundation was improved with 2.5 inches of Polyiso rigid foam on the interior and elastomeric waterproofing. High-performance vinyl double-hung windows with an R-5 rating were installed, and air sealing achieved a tight 1.92 ACH 50, significantly reducing air leakage.
For mechanical systems, the project incorporated an Energy Recovery Ventilator (ERV) for fresh air exchange and a 95% AFUE wall-hung boiler for hydro coil heating, paired with a 16 SEER air conditioning unit. Hot water is supplied by a solar thermal evacuated tube system with a 120-gallon tank and backup. Energy efficiency extends to lighting, with 100% CFLs, and all appliances are Energy Star certified. A 7.8 kW photovoltaic system was installed to generate renewable energy, further reducing the home's carbon footprint. Water conservation is addressed with EPA WaterSense certified fixtures. Additionally, the project utilized no-formaldehyde wood, aging-in-place fixtures, and zero VOC paints, promoting a healthier indoor environment.
This project had a significant community impact by transforming a previously blighted residence. The house was intentionally designed to blend architecturally with the surrounding neighborhood, ensuring seamless integration and acceptance while preserving the privacy of residents. By drastically reducing utility costs, the residents can spend their disposable income within the local economy. The green construction methods and healthier indoor environment reduce illnesses, thereby lowering taxpayer-assisted health costs. The use of durable materials like cement board siding, along with photovoltaic panels, solar hot water, WaterSense fixtures, and Energy Star appliances, contributes to reduced carbon emissions and grid load, representing a positive investment and asset for the community. The project received the Grand Prize in the Affordable Housing Category of the 2015 US DOE Innovation Award.
