10 Small Home Projects That Pay Off Big

The home improvement industry continues to experience significant growth, with a recent survey by Houzz.com indicating that half of homeowners are planning renovations, with a median expenditure of $10,000. This article highlights ten smaller home projects, most of which fall within or close to this budget, designed to enhance home enjoyment and appeal to potential buyers. While these projects may not always fully recoup their cost upon sale, they can significantly increase a home's attractiveness. One featured project is an outdoor kitchen, costing between $7,350 and $14,200. These kitchens often include a gas grill, storage drawers, a side burner, a compact refrigerator, and a trash bin. Proximity to an indoor kitchen can reduce costs by eliminating the need for a sink installation. Options range from portable barbecue islands, such as the Blaze LTE BBQ Island ($7,350), to modular systems that allow for customization with various finishes and appliances, like the DCS package of 10 appliances by Fisher & Paykel ($14,200). Another project is the addition of a fire pit, ranging from $149 to $3,995. These can extend the outdoor season and are available in various materials and styles, burning wood or gas. Gas fire pits offer convenience and cleaner burning but less heat and ambiance than wood-burning options. Gas lines can be professionally installed for a constant fuel source. Burners cost between $80 and $665, and fire pits require lava rocks, glass beads, or ceramic/steel logs for visual effect. DIY wood-burning fire pit kits using precast concrete blocks are available from $149. A backyard waterfall, costing $500 to $8,400, adds aesthetic and auditory appeal. Pondless waterfalls, which cascade into a concealed reservoir, require a leak-proof liner, rocks, and landscaping. Ponds, while requiring more maintenance, can be simple pools or complex ecosystems. Fountains with electric pumps are the simplest to install. Professional installation for water features can range from $1,000 to over $7,500, with kits available for DIY enthusiasts. Creating a “He- or She-Shed” offers a private sanctuary, with costs ranging from $2,100 to $19,235. These outbuildings, typically under 120 square feet, may not require permits but are subject to local restrictions. Pre-made sheds or prefab kits are available, with Lowe's offering kits for $2,100 to $5,000. For full functionality, insulation, HVAC, and electrical outlets are needed. Studio Shed offers nearly turnkey solutions, with an 8-by-10-foot Pagoda model costing $16,735 with amenities. A personal sauna, priced from $4,000 to $15,500, offers a traditional cedar-lined room heated by wood-burning or electric heaters. Christensen Saunas provides outdoor wood-burning saunas from $8,470, while Almost Heaven sells kits for barrel-style and indoor models from $4,000 to $15,500. Costco periodically offers discounted models. Installing a steam shower, costing $4,460 to $15,000, offers relaxation and water efficiency. These can be ready-made pods or custom-built tiled enclosures. A steam generator converts water to steam, and systems can include features like seating, special lighting, and music. Custom installations are often part of bathroom remodels, requiring significant waterproofing and ceiling modification. Generators like Mr. Steam, Steamist, Thermasol, and Kohler are available, with basic residential generators starting around $1,500. A kitchen tune-up, ranging from $6,500 to $11,000, involves refacing cabinets or replacing countertops, sinks, and backsplashes. Refacing, which involves replacing doors and drawer fronts and applying veneer, typically costs half of a full cabinet replacement. Quartz countertops ($50-$100 per square foot) and white subway tile backsplashes are popular. This can significantly refresh a kitchen's appearance. Smart shades, costing $830 to $10,000, offer convenience, energy savings, and improved security. Motorized blinds can be programmed to open/close on schedule or operated via remote, phone, tablet, or voice commands. Motorization adds $300 to $450 per window to the cost of shades. Battery-powered motors typically last about a year, with some models offering rechargeable solar packs. A fireplace for anyplace, starting at $4,000, utilizes gel-fuel (alcohol-based) and does not require a chimney or gas line. HearthCabinet Ventless Fireplaces combine style and safety with insulated fireboxes and steel mesh doors. They burn recyclable fuel cartridges for up to 2.5 hours, producing warmth and negligible emissions. HearthCabinet fireplaces start at $4,000, with gel cartridges costing $80 for a pack of eight. Finally, a climate-controlled wine cellar, costing $10,000 or more, allows for ideal storage of wine at 55 degrees and 60%-65% humidity. Vigilant Inc. offers self-contained wine cabinets starting at $12,850. A small cellar can be built for $10,000 by adapting existing spaces and installing a cooling system. Vigilant provides design tools and services, and clients can hire local contractors for installation. #HomeImprovement #HomeRenovation #OutdoorKitchen #FirePit #WaterFeatures #SheShed #HomeSauna #SteamShower #KitchenRemodel #SmartHome #MotorizedBlinds #VentlessFireplace #WineCellar #HomeImprovement #HomeRenovation #OutdoorKitchen #FirePit #WaterFeatures #SheShed #HomeSauna #SteamShower #KitchenRemodel #SmartHome #MotorizedBlinds #VentlessFireplace #WineCellar
