6 Rare Condos With Circular Balconies In Singapore For Those After Something Unique
The article explores the niche market of condominiums in Singapore featuring circular balconies, presenting six specific developments that offer this unique architectural element. It acknowledges that circular balconies can be a polarizing feature, seen by some as artistic and unique, while others find them impractical for fitting standard square furniture. The article also touches on Feng Shui considerations, where fewer sharp edges are often preferred in balcony design.
The first property highlighted is Cliveden @ Grange, a freehold condo built in 2011 with 110 units. It is recognized for its distinctive circular design in District 10, Orchard area. Despite its unique aesthetic and solid location within walking distance of Orchard Boulevard MRT, the property has shown a weak investment track record, with most resale transactions resulting in losses due to its high initial launch price in 2007 and competition from nearby developments.
Regency Park, another unique-looking condo from 1990, is located in the Tanglin area. It features very spacious circular balconies, accommodating large furniture and ideal for hosting gatherings. Units here are notably large, with some exceeding 3,600 sq. ft., which is a rarity in contemporary condos. The article notes a significant resale transaction in 2022 where a penthouse sold for $14.1 million, yielding an $8.6 million profit for the seller, primarily due to its exceptional size.
The Trillium, with its rounded layout, is positioned in the Great World/River Valley area, directly opposite Great World MRT and Shopping Centre. Its prime location offers convenience for amenities, shopping, and entertainment, with easy access to the Robertson Quay area via a park connector. The Trillium is considered a viable rental asset, particularly for expats, despite its large unit sizes (even two-bedders are up to 1,400 sq ft). However, upcoming construction from two new plots behind Trillium might cause temporary disruptions.
Mandarin Gardens is known for its vast land size and potential for en-bloc sale. Unlike other examples, its circular elements are primarily confined to the balconies, with unit layouts mostly square or rectangular. It offers relatively affordable pricing for a District 15 property, with units available from just over $1 million for 732 sq. ft. apartments. The condo, however, is a 99-year leasehold property dating back to 1982, and its age and large unit count (1,000 units) present challenges for maintenance and en-bloc sales. The upcoming Siglap MRT station is expected to improve its connectivity.
The Draycott, built in 1980, features a high-rise, rounded tower and is valued for its large unit sizes and proximity to the Orchard area, including walking distance to Lucky Plaza/Far East Plaza. Upper units offer views of the Orchard skyline or Botanic Gardens. Its location near ACS (Barker Road) and numerous upscale eateries and hotels in the Scotts Road direction are significant draws. However, its age and large unit sizes (exceeding 2,600+ sq. ft.) result in high quantum prices, typically over $5 million.
Finally, Ferrell Residences is a boutique condo in Bukit Timah with only 34 units. Its visually striking curved exterior with rounded geometric balconies provides 270-degree panoramic views of the Botanical Gardens and city skyline. While owners are assumed to have private transport, it offers access to three MRT lines (DT, TEL, NS) via Stevens and Newton MRT stations, and is a short drive to Orchard. Balmoral Plaza provides basic amenities. Its proximity to reputable schools like ACS Primary and Singapore Chinese Girls’ Primary makes it attractive for families, with unit sizes around 1,800+ sq. ft. and a quantum of approximately $3.8 million. The main drawbacks include competition from other luxury condos and the limited facilities typical of smaller boutique developments.
