The real estate platform Zillow has released its latest home trends report for 2026, indicating a shift in American homeowners' preferences towards personality, resilience, and self-care over traditional restraint. This analysis, based on millions of for-sale listings, identifies features gaining traction and those being phased out. The report highlights several key trends that are expected to dominate home design in the coming year. One significant trend is "color drenching," which involves saturating an entire room—walls, trim, ceiling, and even furniture—in a single hue. This technique saw a 149% increase in listing mentions year-over-year, suggesting a growing desire for immersive and cohesive spaces with a distinct mood. Another emerging trend is the demand for cozy reading nooks, which appeared in 48% more listings. These intimate spaces, whether window seats, under-stair nooks, or built-in shelving corners, reflect a broader societal shift towards intentional living and a desire for digital detox and personal rejuvenation. Climate resilience is no longer a luxury but a crucial selling point for homebuyers. Mentions of flood protection increased by 64%, and elevated home features rose by 26%. Fire safety features also saw a notable increase, with defensible space landscaping up 36% and fire protection systems up 28%. This indicates that buyers prioritize homes capable of withstanding natural disasters amid increasing climate concerns. Sustainability continues to be a major factor, with zero-energy-ready homes experiencing a 70% jump in mentions. Whole-home batteries saw a 40% rise, and EV charging mentions increased by 25%. Broader terms like "sustainable" and "green" also appeared 21% more frequently, underscoring a strong buyer interest in reducing environmental impact and energy costs. Self-care at home remains a growing trend, with spa-inspired bathrooms and general wellness features up 22% and 33%, respectively. These amenities often include rainfall showers, soaking tubs, heated bathroom floors, and natural materials, transforming bathrooms into personal sanctuaries. Recreational spaces are also evolving, with traditional "man caves" declining by 10%. In their place, golf simulators (up 25%), pickleball courts (up 25%), and even batting cages (up 18%) are gaining popularity, reflecting a shift towards more active and specific hobbies. This suggests a preference for homes that feel unique and collected, incorporating handmade tiles, bespoke details, and character-rich elements. Conversely, some trends are fading. Juice stations saw a 19% drop, indicating a preference for more versatile kitchen upgrades over single-use wellness features.
