5 Kitchen Upgrades to SKIP if You're Trying to Sell Your Home, Warn Designers

When preparing to sell a home, a critical step involves considering potential upgrades, particularly in key areas like the kitchen. While some renovations are thought to increase sale price, certain design choices can inadvertently decrease a home's value and deter potential buyers. Kitchens are highly personal spaces, and broad renovations often yield poor returns on investment, around $0.50 on the dollar, according to Zillow research. Buyers' preferences vary significantly; some desire high-end appliances, while others are content with basic functionality and may not want to pay for elaborate upgrades. For homeowners renovating with the intention to sell, or considering future resale value, several kitchen upgrades should be avoided. Firstly, silver hardware, despite its recent comeback in fashion, is generally less desirable in interiors. Zillow research indicates that listings featuring satin nickel hardware receive significantly fewer saves and shares compared to others. While chrome performs slightly better, it still shows a negative impact on buyer interest. Secondly, oak cabinets, particularly those with an orange hue, are often perceived as dated. While lighter wood tones like white oak and ash, popular in Scandinavian design, are favored, older oak styles can reduce buyer engagement and even lead to a slight decrease in sale price. In contrast, painted cabinets or modern cabinet doors are generally more appealing to prospective buyers. Thirdly, dated stone countertops, such as onyx, can be a deterrent. Onyx, characterized by its yellowish-orange tones and veining, is considered controversial. Beyond its aesthetic, it is less durable and functional than alternatives like quartzite or granite, making buyers hesitant. Properties featuring onyx countertops experience a notable reduction in saves and shares on real estate platforms. Fourth, bold and colorful kitchen paint, especially bright yellow, can negatively impact a home's selling price. While vibrant colors can be striking from a design perspective, they tend to be personality-driven and can narrow the pool of potential buyers. Neutral colors such as white, navy, brown, and beige are recommended to maximize universal appeal. Zillow research suggests that homes with bright yellow kitchens can receive offers thousands of dollars below the expected price. Finally, laminate or tile countertops, despite being budget-friendly options, are often seen by buyers as indicators of cost-cutting. While tile can be aesthetically pleasing, it is known for being difficult to clean and maintain, which can deter buyers. Homes with laminate countertops can sell for 1.1 percent less than expected, and those with tile countertops for 1 percent less, based on Zillow data.
