What to know before you spring for radiant heat floors

Homeowners interested in installing radiant heat flooring in their apartments often inquire about the cost, impact on property values, suitable room placements, and installation complexities, including building approval processes. Experts suggest that while radiant heat floors offer personal comfort and are common in new developments and bathroom renovations, they are unlikely to significantly boost an apartment's resale value. In New York City apartments, electric radiant heat floors are more frequently installed than hydronic systems, which circulate hot water through pipes. Hydronic systems are generally more challenging to integrate into larger buildings and are typically found in single-family homes. Electric radiant heat is compatible with engineered wood and tiled floors. Before installation, obtaining approval from the building board or management is necessary due to the increased electrical power consumption. However, the additional electrical load for supplemental heating mats is usually less than that required for air conditioning, making approval more probable if the existing electrical service can accommodate the demand. For a typical 30-square-foot bathroom, the estimated cost for electric radiant heating elements includes approximately $400 for the heating mat, $180 for a programmable thermostat, and $300 for electrical connections. Labor costs are estimated at $600, bringing the total to around $1,500. This estimate assumes that demolition and re-tiling expenses are already factored into the overall renovation budget. Despite the comfort they provide, radiant heat floors do not demonstrably increase property values. There is a lack of sufficient data to quantify any significant boost in resale price specifically attributable to these installations in apartments.
