How Architects Help After a Wildfire and How to Find the Right One
When wildfires devastate a home, hiring an architect might not be the immediate thought for homeowners, yet it significantly impacts the safety, affordability, and speed of the rebuilding process. Jessica Orlando, a licensed architect and Vice President of the American Institute of Architects (AIA) Pasadena & Foothill Chapter, highlights the crucial role architects play. Through the “Ask an Architect” program, her chapter offers free guidance to wildfire survivors, acknowledging that most homeowners are unfamiliar with the complex rebuilding system.
Architects act as vital guides, particularly during the design and permitting phases. Beyond these, they can assist in vetting contractors, reviewing cost estimates, and ensuring the efficient incorporation of fire-resistant materials. Their primary role is to advocate for the homeowner, even though their services are not legally mandated for single-family home rebuilding in California. Architects are instrumental in helping homes meet strict state fire-resistance standards, including Chapter 7A of the California Building Code and Wildland-Urban Interface (WUI) regulations, especially in high-risk areas. They help homeowners interpret these complex requirements, navigate local laws and insurance limitations, and design for defensible space, ultimately leading to a more resilient home. Their expertise extends to coordinating with surveyors, engineers, and energy consultants, which helps minimize design flaws and costly delays. In certain unincorporated areas of Los Angeles County, licensed architects meeting specific criteria can even expedite the permit process through the Building Plan Check Self-Certification Pilot Program, bypassing traditional plan reviews.
While some homeowners might prefer to engage directly with contractors for quicker starts, architects and contractors fulfill distinct roles. Bypassing an architect in the design phase can lead to complications and delays later on. Architects collaborate with contractors to resolve issues during construction, ensuring that plans adhere to codes, align with homeowner goals, and can be permitted efficiently. Homeowners who work solely with contractors might inadvertently lose design flexibility and long-term budget control. Architects guide the entire process from initial design to final construction, including modular or prefabricated homes, where they can assist with site-specific planning, zoning compliance, or adding Accessory Dwelling Units (ADUs).
Key considerations when hiring an architect include verifying their license with the California Architects Board, as using the title without proper licensing is illegal. Membership in the AIA is an additional indicator of commitment and adherence to a code of ethics. Engaging an architect early in the process, ideally before insurance claims are finalized, allows them to provide guidance on budget management and the scope of what can be rebuilt based on the settlement. While architect fees typically range from 5% to 12% of the rebuild budget, this investment contributes to greater peace of mind and long-term resilience. Homeowners are advised to obtain at least three proposals for comparison and to be wary of overly cheap proposals that might lack essential services. Many architects in the Los Angeles area are sympathetic to wildfire survivors and may offer discounts.
