The Retrofit Revolution: Making the Most Out of Your Tenement
Tenement buildings in areas like Govanhill, while aesthetically pleasing with their high ceilings and stone construction, were not originally designed for energy and heat conservation, posing challenges in the context of the climate crisis. Retrofitting offers a solution by modifying existing buildings to enhance energy efficiency and transition away from fossil fuels to low-carbon heat sources. This process, however, faces a 'chicken and egg' dilemma: a shortage of skilled labor and supplier capacity, coupled with insufficient demand to incentivize tradespeople to invest in new skills.
Loco Home Retrofit, a Southside-based cooperative, aims to bridge this gap by acting as a community intermediary. Co-founder Chris Carus emphasizes that insulation is a more cost-effective immediate step than relying solely on renewable energy sources like wind turbines. The cooperative provides paid advice and project management services, while also fostering a community where homeowners can learn from each other. A key goal is to improve the dynamic between homeowners and the supply chain, supporting local small enterprises to capitalize on the decarbonization transition. They believe that existing local tradespeople possess the fundamental skills needed and aim to 'de-risk' the adoption of new retrofit techniques for them.
For self-employed tradespeople, acquiring new skills in retrofitting often means a temporary loss of income due to the time investment and the current lack of guaranteed immediate returns. Loco Home Retrofit, founded by Chris Carus and Tom Nockolds, endeavors to mitigate this challenge, making it more feasible for tradespeople to embrace new opportunities in the green economy. Tom Nockolds highlights that retrofitting can transform tenement flats, which are structurally luxurious but often thermally inefficient, into comfortable and energy-efficient homes, preparing them for future heating sources that will operate at lower temperatures than current gas boilers.
Beyond environmental benefits, retrofitting has significant social implications. Chris Carus points out that it can alleviate fuel poverty and protect future occupants from it, while also addressing health problems associated with poorly heated homes, thereby reducing pressure on healthcare services. Improved thermal comfort enhances quality of life and can boost productivity for those working from home. A pioneering research project in Strathbungo involves the Southside Housing Association retrofitting a tenement building on Niddrie Road to high standards, including insulation and heat pumps in some units. This initiative serves as a vital template for the 73,000 pre-1919 sandstone tenements in Glasgow, given that a typical tenement emits 5.6 tonnes of carbon annually, significantly more than modern homes.
While this Niddrie Road project represents an extensive approach, smaller-scale interventions are also valuable. A major hurdle for tenement retrofitting is the organizational complexity involving multiple homeowners and the prioritization of more urgent maintenance issues. Although retrofitting is already implemented in social housing, the current supplier capacity is insufficient to meet the broader demand for decarbonization. Chris Carus offers practical tips for homeowners, including adjusting boiler temperature dials, draught-proofing, considering whole-home solutions rather than isolated measures, and initiating discussions with neighbors in tenements to collectively address building maintenance and the transition away from fossil fuels.
