Old House Smell: What Causes It and How To Get Rid of It

The distinctive musty odor often found in older homes, commonly referred to as 'old house smell,' is a prevalent issue, particularly in fixer-upper properties. This smell can significantly detract from a home's appeal, but it is typically resolvable by addressing its underlying causes. Experts Michael Sacenti of American Healthy Homes and real estate agent Beatrice de Jong concur that the primary cause of this odor is unresolved moisture issues. Sacenti specifically points to high humidity levels in basements and slow plumbing leaks as major contributors to mold and mildew growth, which are significant components of the old house smell. Beyond moisture, accumulated dust in carpets and HVAC systems, as well as lingering odors from cigarette smoke, fire, or pet urine, also contribute to the issue. Poor ventilation in a home exacerbates these problems by trapping the musty smells. To effectively eliminate the old house smell, several steps can be taken, starting with improving ventilation. Opening windows and doors and utilizing fans can increase airflow and introduce fresh air, helping to dissipate existing odors. Addressing humidity levels is crucial, especially in basements and crawl spaces, where high humidity fosters mold growth. Using a dehumidifier to maintain humidity below 50% can prevent mold spores from thriving. Repairing any plumbing leaks is another critical step. Thorough inspection under sinks, around showers and tubs, in basements, and attics can uncover hidden leaks. These moist, dark environments are ideal for mold growth. For mold remediation, areas larger than 10 square feet typically require professional intervention. Smaller mold patches on hard surfaces can be cleaned with a 50:50 solution of water and white vinegar, while moldy soft materials like drywall, rugs, and ceiling tiles should be removed and discarded. Carpets are significant odor absorbers, so deep cleaning or removal is often necessary. Baking soda sprinkled on carpets, left to sit, and then vacuumed, can help neutralize odors, but professional cleaning may be needed for persistent smells. Walls can also absorb odors, making a fresh coat of paint beneficial. Applying an odor-blocking primer, such as Kilz Restoration, before painting can further help.
