5 Bathroom Features That Will Secretly Hurt Your Home Value, According to a Realtor

Home renovations require significant investment of time, effort, and money, making it crucial to ensure each project adds value to the property. While the bathroom might seem less important than other larger rooms, it can significantly impact a home's appeal and value to potential buyers. Real estate broker Sunita Thaker identifies five common bathroom features that can decrease a home's value, offering solutions to address these issues, whether preparing to sell or simply undertaking a bathroom refresh. One such feature is bold colors and busy wallpapers. While dopamine decor and personalized design choices have been popular, Thaker suggests opting for a more timeless and universally appealing spa-inspired aesthetic in bathrooms. Overly distracting colors and patterns can make it difficult for potential buyers to envision themselves relaxing in the space. A tranquil, spa-like bathroom, which serves as the first and last room many people visit daily, is recommended to enhance appeal and value. Another feature to reconsider is Jacuzzis and jetted tubs. Despite their perceived luxury, these installations from the 1980s are high-maintenance and can harbor germs, making them undesirable for new homeowners. Repairs are often complicated and costly, requiring the removal of tiles. Thaker advises replacing jetted tubs or shower-tub combinations with walk-in, tiled showers, or even steam showers if the budget allows. A freestanding soaking tub strategically placed near a window can further elevate the bathroom's appeal and value. Regarding flooring, Thaker strongly recommends against carpet, wood, or retro-style vinyl. Carpet in bathrooms, though once considered a luxury, can create damp environments conducive to mold, mildew, and odors. Similarly, wooden floors are susceptible to water damage, warping, and requiring frequent replacement if spills are not immediately addressed. Durable materials like stone slabs, tiles, or luxury vinyl planks are the preferred options, with luxury vinyl plank offering a waterproof, scratch-resistant, and aesthetically pleasing alternative that mimics the look of wood. Single-sink vanities, while not necessarily decreasing value, miss an opportunity to significantly increase it. Thaker suggests upgrading to a double-sink vanity, especially in primary bathrooms, as it offers convenience for multiple users and provides additional storage and counter space. Modern cabinets, open shelving, or spacious drawers with the new double basin vanity further enhance its value proposition. Finally, tiled countertops are identified as a feature that can deter buyers. The grout lines in tiled countertops are notoriously difficult to clean, often trapping spilled toothpaste and makeup, and presenting an uneven surface for toiletries. Thaker recommends replacing tiled countertops with durable, low-maintenance stone slabs, such as subtly veined white quartz.
