The project involved replacing every wall, ceiling, stair, floor, and window, alongside installing all-new mechanical systems. A notable feature of the property was its original 25-foot width and a historic passageway, once used for horses, which Ensemble Architecture ingeniously integrated into the new design. This former horse passageway was utilized for storage in the ground-floor rental unit, while on the upper levels, it contributed additional width to the owner's living space. This extra width allowed the designers to implement an unconventional stair placement, rotating it and pulling it away from the wall to run perpendicular to the typical direction, thereby significantly opening up the interior space. The custom steel and wood staircase now acts as a natural divider on the parlor level, separating the front living room from the dining room and kitchen located at the rear, which provides garden access through three new doors. The apartment's cohesive aesthetic is maintained through a consistent color palette, featuring Farrow & Ball’s Wimborne White on walls in rooms with wood floors and Webet in areas with black painted floors. Tristan Warner Studios served as the general contractor for the renovation. A focal point near the apartment’s entrance is a magnificent arched doorway, which Keren acquired early in the project. This doorway, repurposed from its original location, now leads to what serves as their young daughter's bedroom. A mid-20th-century chandelier from eBay Italy illuminates the apartment’s original, largely preserved tin ceilings. The living room features modern furnishings with a 1970s influence, including a Tobia Scarpa leather sofa, an Yves Klein coffee table, a Josef Frank rug, and chrome table lamps. White Arrow designed the custom floating credenza, and a newly created arch above the windows echoes the building’s exterior architectural elements. The apartment also incorporates salvaged items such as a fireplace mantel and extensive moldings and trim that align with the building's late 19th-century character. The master bedroom is painted in Farrow & Ball’s Hague Blue and furnished with a Shaker-style four-poster bed. A custom dressing room/closet utilizes salvaged doors, with bespoke metalwork by Mitchell Dose, who also fabricated a metal and glass partition for the master bath’s wet room, which includes a shower and a footed tub from Build It Green. The master bath vanity and gilded mirror evoke an Art Deco style. In the dining room and kitchen, North American chestnut floors are laid in a herringbone pattern. The architects commenced their work by introducing a subtle texture to the walls using a limewash finish. A significant aspect of the renovation involved the design and installation of custom cabinetry for every room, crafted by ABC Millwork in Gowanus. The design philosophy for the cabinetry drew inspiration from the warm wood tones present in the existing kitchen. White oak was chosen for the units in the entry and living room, while walnut was selected for the primary bedroom. The built-ins in the primary bedroom, in particular, evoke a Japanese aesthetic, reflecting the architects' preference for simple, elegant, and well-organized design principles that resonate with Japanese design. The newly acquired furniture adheres to a chic modern style, featuring plush and comfortable fabrics. Notable pieces include a Kelston sectional sofa from Design Within Reach and vibrant orange Bollo chairs by Fogia. The living room seamlessly connects to the outdoor terrace, which was lushly landscaped by Elevations Landscape Design + Build using only container plantings. The millwork throughout the condo was designed with a strong emphasis on functionality and "program." In the living room, a formerly blank wall was transformed into a multi-functional area, featuring seating, additional storage, a media center, a bar, and an ethanol Eco-Smart fireplace that does not require traditional piping or flues. The architects also custom-designed a dining table, made by Brooklyn-based Ivory Build, to perfectly accommodate four to six individuals. This is complemented by Tokyo dining chairs from Bensen, a pendant lamp by Astep x Gino Sarfatti, and a textured rug. The primary bedroom features gleaming cabinetry crafted from highly figured walnut, chosen to create a more subdued and moody atmosphere. This millwork encompasses a built-in headboard, integrated side tables, bookshelves, dresser drawers, and an elaborate closet. The closet's design is particularly noteworthy, featuring a slatted sliding door inspired by Japanese aesthetics. For the nursery, furniture was sourced from Crate & Kids. The outdoor terrace is outfitted with specific outdoor furniture and container plantings, selected by Gowanus-based Elevations Design + Build, to ensure continuous blooms throughout the season. High-end white oak floors and a new developer's kitchen were also existing features, meaning Mancini's focus was primarily on furniture, custom millwork, lighting, paint, wallpaper, and soft furnishings. The design process was heavily influenced by the clients' lifestyle. With two preteen daughters, a husband who works from home, and a wife with demanding hours, the need for both relaxation and functionality was paramount. The couple's enjoyment of entertaining also played a crucial role in the layout and furnishing choices. This led to the establishment of two distinct dining areas: a casual space near the large windows featuring an Eero Saarinen tulip table, wicker chairs, and a custom banquette that doubles as a desk, and a more formal dining setup elsewhere in the loft. The open kitchen and living area, centrally located, were designed for fluid movement and informal gatherings, encouraging guests to choose any available seat rather than adhering to a formal dining structure. Mancini aimed to infuse a relaxed, breezy Californian aesthetic into the New York setting. However, acknowledging the clients' British background and their Hamptons home's English country style, some glamorous and sparkly touches were incorporated to satisfy their preference for a slightly dressier city environment. The kitchen, visible upon entry, features a dropped ceiling painted in Farrow & Ball's Downpipe to conceal wiring, with Louis Poulsen glass globe pendants illuminating the island. The foyer is anchored by a vintage Scandinavian piece, setting an immediate tone for the home's curated style. Custom elements are prevalent throughout the loft, such as the banquette in the casual dining area, which is also painted in Farrow & Ball's Downpipe, a dark gray used in multiple spaces.
