Originally built for the Dutch Van Messler family, the property once functioned as three separate apartments, now reconfigured into a single, cohesive residence. The name "Hyphen House" signifies this reunification of fragmented spaces, emphasizing the delicate balance required to merge its historical integrity with modern functionality. The renovation was spearheaded by artist Michele Lobo, the owner of Hyphen House, who commissioned her daughter’s design practice, NoNo Studio, co-founded by Susannah Stopford and Alejandra Murillo. Designer Laura Hodges transformed a 2,000-square-foot industrial loft in Baltimore's Fells Point neighborhood into a serene, light-filled home. The original space featured raw concrete floors and exposed HVAC piping under 18-foot ceilings, elements Hodges systematically replaced or reconfigured. Hodges, a New York School of Interior Design alumna who previously worked for Jamie Drake and Thomas Jayne, established her firm in Maryland in 2016 and later opened her home boutique, Domain by Laura Hodges Studio. The renovation began with a complete overhaul of the existing floor plan and infrastructure. The concrete floors were covered with wide-plank oak, and a clunky builder-grade stair was replaced with a minimalist white-painted metal version with oak treads and handrails. A glass-framed mezzanine was added above the stairwell, contributing to the refined aesthetic. Hodges emphasized the role of artwork in the design, with the walls serving as a neutral canvas. The project focuses on transforming the midcentury property into a sustainable and energy-efficient home while respecting its original architectural character. The owners, Steven Ackroyd and Laura Goulden, a couple with a keen interest in design and energy transition technology, specifically sought a renovation that prioritized sustainability. Their decision to engage Studio Hagen Hall was influenced by their previous work on Canyon House, another modernist refurbishment in the area. The redesign aimed to achieve a delicate balance between preserving the midcentury aesthetic and integrating 21st-century sustainability standards. Architect Louis Hagen Hall emphasizes a sensitive approach, advising clients to live in a house before making changes to understand its inherent qualities. The 224 sq m property, originally part of a 1968 development by architect Ted Levy, had lost much of its modernist character due to previous owners. The current renovation, however, consciously avoids both a slavishly faithful restoration and an overly contemporary design that would clash with its shell. Instead, it subtly upgrades the building's energy performance, transforming a poorly performing structure into an exemplary sustainable home. A key aspect of the project was maintaining the midcentury approach to spatial separation rather than creating a single, large open-plan space. The entrance floor features three distinct yet flowing areas: a kitchen with a pass-through window, a dining space, and a stepped-down seating area. Clever cabinetry and changes in floor level enhance the perception of space within the long, narrow plot. The design allows for unobstructed views towards the rear terrace and communal garden, while each individual space offers a luxurious and standalone experience. Hagen Hall also addressed common issues in homes of this era, such as compressed bathrooms and inadequate storage, through meticulous spatial planning. The upper floors include a primary bedroom suite, a child's bedroom and bathroom, and a flexible family area. Each floor incorporates a terrace, and the original large strip windows typical of modernist homes were retained. A unique crow's-nest study at the top of the house doubles as a guest room. The lower ground floor houses a guest suite, which also functions as a gym, along with a utility room, storage, and mechanicals. Attention to detail is evident throughout the project. A consistent datum level at counter height across all floors guides the eye and enhances the sense of space. Openings and transitions between rooms were carefully aligned to create expansive vistas, and hidden storage was maximized to ensure a clutter-free environment. The original Paraná pine cladding on ceilings and staircases was meticulously restored, and new joinery in cherry veneer, stained with Rubio oil, matches the existing timber. Dark wood accents in iroko complement the mahogany balustrades, maintaining a cohesive material palette. Crucially, the sustainability interventions are both significant and discreet. The house, which originally had minimal insulation, now features carefully insulated thermal bridging, updated timber-framed windows with aluminum and vacuum glazing inserts, adjustable air vents for fresh airflow, solar panels on the roof, and an air-source heat pump. Joy Cho and her husband Bob embarked on a challenging house hunt in Los Angeles in 2014, facing a competitive market and limited options. After initial discouragement, a conversation with architect and interior designer friends, McShane and Cleo Murnane of Studio Murnane, redirected them towards new construction. This pivotal discussion shifted their search from existing homes to undeveloped land, aiming for a "forever home" that could accommodate their growing family. They prioritized a flat yard and seamless indoor/outdoor living. The couple eventually acquired three contiguous vacant parcels in the Los Angeles hills, a site previously deemed problematic by developers due to its steep slope and complex zoning. McShane Murnane devised a strategy to address these challenges, combining two of the lots to create a larger single parcel and retaining a smaller one. This innovative approach allowed for the construction of two distinct structures: a main residence for the family and a separate studio for Joy's creative work, which also functions as a guesthouse. The architectural design for the two buildings intentionally diverged to prevent a uniform, development-like appearance. Joy's studio, characterized by its dark, vertical form, drew inspiration from Scandinavian aesthetics. In contrast, the main home, with its light and horizontal lines, paid homage to Los Angeles's rich architectural history, particularly referencing Rudolph Schindler's site-influenced designs that integrate with the hillside landscape. The interior design further distinguished the two spaces. The main home adopted a neutral and serene palette, fostering a calm living environment. The studio, on the other hand, embraced vivid colors, playful textures, and bold patterns, reflecting Joy's creative personality, where pink was considered a neutral. Custom terrazzo with pink and yellow highlights was used in high-traffic areas, and brass finishes added richness throughout both structures. The exterior of the main home combined crisp white stucco with redwood from Humboldt Sawmill, chosen for its natural warmth, durability, and ability to age gracefully. Redwood was also utilized for the roof decks, ensuring comfort in the Los Angeles sun. The material's sustainability, as a native California species and FSC® certified product, was also a key factor in its selection. Today, the completed compound serves as a home for Joy, her husband, their two daughters, and pets.
