The Smartest Bathroom Upgrade You Can Make Before Selling Your House

For homeowners looking to increase their property's resale value, the bathroom stands out as a key area for renovation. Data from Zillow indicates that minor cosmetic changes in a bathroom can offer a significant return on investment, yielding a $1.71 increase in home value for every dollar spent on upgrades such as painting, cabinet refinishing, and hardware replacement. This suggests that extensive, costly renovations like re-tiling or installing a clawfoot tub may not be necessary to achieve a substantial boost in home value. A recent report from Houzz, based on a survey of 1,594 homeowners, highlights current bathroom design trends and preferences. The report reveals that three out of four homeowners undertaking bathroom renovations choose to replace their mirrors. This trend is closely linked to a common complaint among homeowners: poor lighting. Larger mirrors are preferred as they effectively reflect more light, making a space appear bigger and more open. An emerging trend identified by Houzz is the installation of multiple large mirrors—two, or even three—in a single bathroom. The number of renovators opting for three or more mirrors has seen a 43 percent year-over-year increase, underscoring the growing desire for enhanced brightness and spaciousness. When selecting new mirrors, the report advises against the modern farmhouse style, which was found to be the least popular in bathrooms. Instead, modern design is currently the most favored aesthetic. Homeowners are encouraged to invest in mirrors that offer advanced features, such as anti-fog capabilities or integrated LED lighting. These 'Jetsons-caliber' mirrors align with the preference for well-lit and functional spaces. The article suggests several specific mirror options to consider for these upgrades. These include the Ickes Modern & Contemporary Lighted Vanity Mirror, which is available in five sizes and features a rectangular shape designed to make ceilings appear taller. Another recommendation is the LStripM Back-lit, Anti-fog Mirror, lauded for its dimmable LED lights, anti-fog technology, and ultra-slim profile (5 millimeters thick). For those who prefer a more industrial look, the Tolson Rounded Pivot Mirror is presented as a suitable choice, available in two sizes and four finishes. To introduce a unique geometric element, the TMGY Gold Hexagon Mirror offers a departure from traditional round mirrors. Finally, the Amelia Arched Vanity Mirror is highlighted for its distinctive personality, providing a stylish option even without advanced technological features.
