Staging a hallway – top tips from real estate professionals
Staging a hallway or entryway is crucial when preparing a home for sale, as this space significantly influences a buyer's first impression. First impressions are vital in real estate transactions, often determining the success of a sale. Buyers typically form quick opinions about properties, making it imperative to engage them from the outset. This applies whether it's the first time staging a home or a repeated effort, as proper hallway staging is key to a successful outcome. Professional realtors and home stagers have identified specific areas to prioritize when staging a hallway.
According to Susan Bourassa, owner and founder of Coast to Coast Interiors, the hallway plays a very important role in "storytelling" within a home. Certain hallway ideas can make a substantial difference in selling a property. One key recommendation is the strategic addition of artwork. While historically realtors might have advised against decorated walls, current expert consensus suggests that incorporating gallery wall ideas makes a hallway more appealing to prospective buyers. Susan highlights that placing a piece of artwork in a long hallway stimulates buyers' senses, creating anticipation for what lies ahead. She suggests hanging something at the end of the hallway, whether colorful or a neutral architectural piece, to add warmth to this often-overlooked area of a house. Karen Michela Parziale, a home stager with 17 years of experience and owner of The Staging Studio, also advocates for filling walls with artwork, preferring to place three pieces in a row. She advises that for narrow hallways, art pieces should be thin to avoid making the space feel even more confined.
Careful selection of furniture is another critical aspect. Well-chosen furniture can give a hallway a polished look, but it must be appropriate for the specific dimensions and style of the space. Karen suggests placing a small table with a mirror on top to visually enlarge the area. Omar Barragan, a home sales strategist at Hudson Living NY, encourages creative entry table decor ideas, noting unconventional pieces like trunks, benches, storage containers, and stacked books can serve as "consoles." He recommends positioning such furniture against a blank wall or between bedrooms/living spaces, emphasizing that the table should be both decorative and practical.
Replacing outdated lighting is also paramount. Karen emphasizes that updating an old light fixture with a more modern and dramatic one should not be an afterthought, as lighting is now a significant factor in staging, particularly for hallways that can often be dark and uninviting. Bold hallway lighting ideas are encouraged, as an impressive fixture is preferable to an uninspiring old pendant. The choice of mirror shape and orientation is equally important. Jennifer Ward, founder of House Buying Mamas, points out that mirrors reflect light and brighten a space. However, the mirror must genuinely enhance the area. Karen advises selecting a horizontal mirror, especially for narrow hallways. Omar adds that if a mirror is used in place of or in addition to artwork, it should have a black, iron, brushed nickel, or brass frame. The frame's shape should also not overwhelm the width of the console table.
Finally, a floral centerpiece can significantly impact buyers. Omar suggests starting with a neutral-colored flower bouquet or green plant arrangement, or choosing florals that complement the surrounding colors. Karen also recommends fresh or silk flowers in a vase alongside small decorative items. The goal is to introduce refined detail, preventing the hallway from appearing unlived-in. A carefully curated and well-decorated hallway ultimately presents the home in the best light, contributing to a successful sale.
