My $12K Bathroom Reno Taught Me There Are Some Builder-Grade Finishes You Can Live With

The article details a "half reno" of an en suite bathroom in Prospect Heights, Brooklyn, undertaken by New York–based editor Arati Menon. Facing budget constraints and a reluctance to demolish a perfectly functional space, Menon focused on infusing personality while retaining existing, inoffensive builder-grade finishes. The total approximate cost for the renovation was $12,000. Menon's renovation journey began with identifying aspects of the original bathroom that she could live with, such as the contractor-grade marble mosaic floors, the standard toilet, and the glossy white tub. Her primary pain points included the stark subway tile in the shower, an inefficient sink cabinet, and the complete absence of a mirror. The renovation focused on strategic upgrades to address these issues and enhance the bathroom's aesthetic appeal. One significant upgrade involved replacing the shower tile. Menon selected quick-ship tile from Fireclay, opting for a vertical stack to create a sense of airiness, influenced by the bathroom's scale and the existing floor tile. An installer also added a niche for bath products, eliminating clutter. Leftover tiles were repurposed to clad the base of the windowsill, minimizing waste. For paint, Menon chose Benjamin Moore's "Weekend Getaway" for the wall closest to the toilet, a color that complemented the new Rosemary tile. To ensure durability and water resistance in the bathroom environment, she used the brand's Aura Bath & Spa finish. Fixture upgrades included a Kohler shower system, which, despite its cost, fit without major plumbing adjustments. Initially considering brushed brass, Menon ultimately selected brushed nickel due to shipping delays, a choice she found to be more cohesive and less attention-grabbing than brass would have been. To replace the shower curtain, a glass door was installed. Menon chose the wider available size for better coverage, addressing an initial issue with water seepage by sealing the gap. The mirror placement presented a challenge due to the windowsill in front of the sink. Menon resolved this by installing a simple $300 pivot mirror on an expansive wall to the left of the shower. She opted against a medicine cabinet, recognizing that additional storage was unnecessary given the new vanity. The old gray vanity cabinet, which was inefficient, was replaced with a floating IKEA version featuring upgraded Semihandmade fronts, a Kohler faucet, and Rejuvenation hardware. This new vanity includes two drawers, allowing for organized and separate storage for her and her husband's belongings. Menon also highlighted her satisfaction in finding new homes for her old vanity and hardware through a local Buy Nothing Group, promoting reuse and reducing waste.
