The objective was to create a space that offered serenity at the day's end while also accommodating frequent entertaining. The loft, situated in a former industrial building, already possessed significant character with its natural wood columns, exposed brick walls, and floor-to-ceiling windows. High-end white oak floors and a new developer's kitchen were also existing features, meaning Mancini's focus was primarily on furniture, custom millwork, lighting, paint, wallpaper, and soft furnishings. The design process was heavily influenced by the clients' lifestyle. With two preteen daughters, a husband who works from home, and a wife with demanding hours, the need for both relaxation and functionality was paramount. The couple's enjoyment of entertaining also played a crucial role in the layout and furnishing choices. This led to the establishment of two distinct dining areas: a casual space near the large windows featuring an Eero Saarinen tulip table, wicker chairs, and a custom banquette that doubles as a desk, and a more formal dining setup elsewhere in the loft. The open kitchen and living area, centrally located, were designed for fluid movement and informal gatherings, encouraging guests to choose any available seat rather than adhering to a formal dining structure. Mancini aimed to infuse a relaxed, breezy Californian aesthetic into the New York setting. However, acknowledging the clients' British background and their Hamptons home's English country style, some glamorous and sparkly touches were incorporated to satisfy their preference for a slightly dressier city environment. The kitchen, visible upon entry, features a dropped ceiling painted in Farrow & Ball's Downpipe to conceal wiring, with Louis Poulsen glass globe pendants illuminating the island. The foyer is anchored by a vintage Scandinavian piece, setting an immediate tone for the home's curated style. Custom elements are prevalent throughout the loft, such as the banquette in the casual dining area, which is also painted in Farrow & Ball's Downpipe, a dark gray used in multiple spaces. The living area showcases a sophisticated and unconventional color palette, including a pink Chesterfield sofa complemented by vintage ochre and gray armchairs, with two coffee tables sourced from Jayson Home. A Dallas couple, both empty nesters, decided to merge their lives after 15 years of long-distance dating, seeking a new beginning that diverged from their traditional suburban homes. They desired a "grown-up" space allowing urban conveniences, such as walking to restaurants and sporting events, eliminating yard maintenance, and facilitating entertaining. The former Houston resident, referred to as H., expressed a preference for a "jewel box" over a large, empty house, indicating a desire for a more intimate and curated living environment. The couple opted for a complete fresh start, selling most of their belongings, save for a record and book collection and some bedroom furniture, to embrace a new home and lifestyle together. Their search led them to a high-rise penthouse in the Park Towers on Turtle Creek, chosen for its magnificent views of Reverchon Park and downtown Dallas, as well as the midcentury building's alignment with their appreciation for modern design and the ease of high-rise living. However, the existing condo, characterized by heavy crown molding and paneling, did not reflect their clean-lined aesthetic. Acting on their realtor's recommendation, they engaged Dallas-based interior design and architecture firm Bodron/Fruit. Mil Bodron, the principal designer, had an intimate knowledge of the building, being a former resident himself. He assured H. that the space could be transformed to meet their vision, leading to the acquisition of the penthouse. The renovation commenced with a full demolition, stripping the condo down to its concrete floors, ceiling, and support columns. Mil Bodron, along with Svend Fruit, Michelle Tarsney, Dustin Penney, and lighting designer Steven Byrd, collaborated to create an updated, airy environment. The project converted the two-bedroom, 2,700-square-foot penthouse into a modern, open-concept home featuring a seamless living, kitchen, and dining area. A key design element was the integration of a library/music room within the living space, offering visual distinction without creating separate, isolated rooms. This was achieved through consistent finishes and furniture, such as the opposing configurations of the "Cosy" sectional by Francesco Rota for MDF Italia, allowing for distinct yet connected zones. The kitchen design centered around a Pietra Viva stone bar, a material also featured around the living room fireplace, creating architectural consistency. The surrounding cabinetry was kept white to highlight the stone's natural beauty, and utilitarian appliances were discreetly concealed behind a wall, maintaining a minimalist aesthetic for entertaining. In the dining room, a warm and neutral palette was chosen to emphasize the expansive views of the park and city. A Tori Golub “Vapor” dining table, crafted from a natural-colored resin, was selected for its translucent quality, which allows sunlight to illuminate it, enhancing the ambiance. The Caste Design “Fleecer” dining chairs were chosen for comfort, inviting the couple to linger and enjoy the panoramic outlook. Throughout the design process, the Bodron/Fruit team prioritized the integration of natural light and views, making them integral to the interior plan. The layout largely eschews impeding walls, allowing sweeping cityscapes to be visible from various points, from the library to the dining room. Sliding glass doors and windows frame a wood-burning fireplace, and each bedroom offers its own unique vista.
