Antiques dealer Jennifer Maxcy, known for her affinity for small, cozy interiors, transformed a 1,143-square-foot post-and-beam ranch-style house from 1959 in California's Ventura County into a highly functional and open living space. Faced with a compact home for her family, including husband Mike, son Adam, and two English springer spaniels, Maxcy opted for an extensive renovation to maximize space and natural light. The core of the renovation involved a significant structural change: removing walls that separated the kitchen and a third bedroom. This created a single, expansive living area that she refers to as a "great room," emphasizing its multipurpose nature. To further enhance the feeling of openness and brightness, Maxcy addressed the home's original choppy layout and dark wood elements. She removed existing can lights and vaulted the ceilings, opening them up to the rafters. Subsequently, the ceilings, walls, and trim were coated in a crisp, bright white paint, which was Glidden's base paint in semigloss, chosen for its true white tone without any undertones. This color scheme, applied uniformly, significantly increased the amount of natural light within the home, contributing to an airy and spacious ambiance. Within this large open area, specific zones were defined. In the living room, a midcentury sofa, reupholstered in leather during the 1970s, was positioned on a vintage Moroccan rug, providing a clear distinction for the lounging area. A floor-to-ceiling storage nook was incorporated to keep various items like books, blankets, and firewood organized and accessible. An X bench served as a versatile piece of furniture, functioning as a coffee table, footstool, or extra seating. Adjacent to this was a den, designed with careful consideration for scale. Here, 30-inch-tall barrel chairs were chosen to avoid overwhelming the space, unlike larger wingbacks would. Horizontal ticking stripes and slats on the coffee table were used to create an illusion of width, contributing to the open feel. The dining area featured a built-in banquette, which efficiently maximized both seating and storage. These built-ins were ingeniously crafted from leftover kitchen cabinets, repurposed and installed on their sides. Indigo-colored pillows in this area tied into other blue accents throughout the room, such as X benches and ottomans, while a rattan pendant light and basket added textural interest. In the newly opened kitchen, Maxcy forewent upper cabinets in favor of a single floating shelf, maintaining an uncluttered aesthetic. Pots were hung from an old bridle rack above the stove, contrasting against a white penny tile backsplash. The cabinets and quartz countertops were sourced economically from a closing kitchen showroom. To improve the appearance of a structural post in the vaulted ceiling, it was wrapped in nautical rope. A repurposed old workbench in the island provided hidden storage for dry goods, office supplies, and wrapping paper. Even a small workspace was integrated between the front door and the refrigerator. The desk was painted the same white as the walls to blend seamlessly, and a stainless steel appliance wall was disguised with barnwood. Jessica and Stig Olson, residents of San Francisco’s Outer Sunset neighborhood, transformed their typical 1928 stucco-clad row house garage into a bright, functional living space. The original garage, located beneath their 1,300-square-foot, two-bedroom, one-bath home, was an unfinished area of similar square footage, characterized by exposed joists, pipes, wires, a sloping concrete floor, and minimal natural light. In 2018, upon purchasing the property, the Olsons recognized the garage’s untapped potential beyond merely parking cars. The couple, accustomed to more open living spaces from their previous Hayes Valley Victorian rental, sought to replicate that expansiveness in their new home. This desire for an integrated, airy environment sparked the idea for the downstairs renovation. In 2020, Jessica enlisted the help of interior designer Hana Mattingly of Innen Studio, who subsequently brought in architect Jack Hotho. Their collaboration, marked by a convivial atmosphere described as resembling dinner parties, was heavily influenced by the Olsons' love for entertaining. Hosting became the primary goal for the new downstairs area, driving the design decisions. A key challenge addressed by the design team was the lack of natural light within the garage. Hotho emphasized diffusing light throughout the space as a primary objective. To achieve this, a bifold glass door was installed, connecting the garage to the backyard, complemented by a new exterior concrete slab for seamless indoor/outdoor flow. This area was designated as a comfortable lounge capable of seating twelve, with walls and ceiling painted white to enhance the sense of space and brightness. Mattingly noted that painting ceilings the same color as walls, particularly white, makes a room feel larger. An adjacent kitchenette features a serving window that doubles as an outdoor bar, further integrating the indoor and outdoor environments. Open shelving in the living room was strategically used to partition off an office area without obstructing light, maintaining the overall flow and brightness. Hotho explained the team's intention to define distinct spaces within the larger area while ensuring light permeated each zone. The renovation also focused on integrating existing architectural elements with new, functional designs. The team consciously preserved the garage's original exposed joists and wood support columns, adding acoustic insulation to mitigate noise from the upstairs living space and conceal plumbing and wiring. The concrete floors were re-poured, establishing a new base around a wood support post and creating flared steps at the bottom of the stairs, with the idea of a polished concrete floor plan. Jessica, who appreciates preserving historical elements, actively contributed vintage finds to the design. The aesthetic aimed for comfort, invitation, and a sense of history. Mattingly curated Jessica’s eclectic collection of antique and inherited pieces, blending them with modern items like an oversized sectional and Ikea shelving units. The renovation of the kitchen, which was originally the client's childhood bedroom, required innovative solutions to accommodate ample storage and cooking needs, as well as a dining table, despite the presence of an original chimney stack and a pathway to a terrace. Pomerance embraced these structural challenges, allowing the chimney breast to dictate the placement of the cooktop and sink, thus preserving its form and integrating it as a visual and functional anchor. To maintain the room's loftiness and volume, upper kitchen cabinets were reconceived as horizontal, shorter, and wider elements, hanging on the chimney stack like a tree trunk to create a sense of verticality. These sculptural cabinets feature sliding doors with blue geometric forms that act as functional elements and artistic statements, creating a full, dark circle when closed. The material palette combines traditional architecture with modern elements. Speckled terrazzo countertops, chosen from Concrete Collaborative, incorporate various colors present in the kitchen, tying together warm wooden parquet flooring, plaster walls, and the oat, white, and blue cabinet scheme. This selection aims to make the kitchen appear to 'grow out of the floor,' ensuring a radiant and blended look without feeling sterile, and augmenting the natural light. Exposed ductwork was utilized to eliminate soffits and preserve plaster crown moldings, adding to the room's dynamic shapes and forms. Playfulness and color were crucial to the design, with different colored cabinet frames and unique cabinet pulls adding mindfulness and a sense of mystery to everyday activities. The use of soft geometry, like the half-ellipse vent hood, introduces personality and meaning, symbolizing a balance of power. They required durable furnishings that were not overly delicate and could seamlessly integrate with their existing collection of French antiques. The home's original formal and ornate exterior and interior architecture necessitated a design approach that respected its historical integrity. Antoinette Allande's design philosophy for this project was coined "Eclectic Traditional with a touch of Whimsy." This approach allowed her to blend modern furnishings with the historical architectural details, incorporating elements of the clients' whimsical preferences. Key design choices included a large, comfortable family room sectional, intended for family time and movie nights. However, they found the secondary garage space perplexing due to its unfinished state and mismatched, primary-colored carpet tiles. The previous owners had configured it as a TV and work zone, which did not suit the new family's needs. Seeking professional help, Fidell and Longstreth collaborated with Karen Spector and Alan Koch of the Lovers Unite team to reimagine the garage. The primary objective for Lovers Unite was to connect the garage space with the rest of the home and transform it into a functional and inviting retreat. The existing garage had been partially updated by previous architect owners, with some rooms carved out, including a soundproof one. The designers aimed for a gut renovation while maintaining the budget. Key modifications included reconfiguring door openings to improve circulation. They swapped the hinges of a side door and installed expansive double doors leading directly to the patio. Additionally, they added stairs and built-in planters at the new entry, which also served as extra seating for gatherings. These seemingly minor adjustments significantly enhanced the usability and flow of the space, as noted by Fidell, who observed how well the area accommodated a large party with various activities. Spector envisioned the garage as a "vacation cabin at home," a contrast to the main house, focusing on a "woodsy, earthy" and "hug in the backyard" aesthetic. Plywood and cork were chosen as primary materials, resonating with Longstreth's large-scale silk screens of trees that now adorn the space. These materials introduced warmth, which Spector highlighted as a departure for clients typically preferring minimalist, studio-like interiors.
