A Diary of a Barn Conversion in the Limousin – Part 2

This article, part two of a barn conversion diary, details the progress made in a month on a renovation project in the Limousin region of France. The authors, Stuart and Lorraine Wallace, successfully obtained their ‘Permis de Constuire’ (planning permission) in a remarkably short four weeks, attributing this efficiency to their architects. The local Agricultural College, the previous owner of the barn and land, has erected fencing, separating the property and sparking ideas for future activity zones. Initial tasks involved clearing hay and bricks from the first floor, followed by the removal of what were initially thought to be reinforced concrete troughs, but fortunately turned out to be less challenging stone and earth structures. The next significant step was the removal of seventy first-floor timbers, with only those essential for structural integrity remaining. While the timbers were in good condition, the decision was made to replace them to allow for a slight increase in ceiling height, to address bowing caused by the weight of terracotta tiles, and to avoid exposing them, as this was not a desired aesthetic. The water board has completed the connection to the property, and a digger has been hired to excavate a trench to bring water directly to the barn. The current major project is the roof. Despite its good condition, the roof is being stripped to install roofing felt. Tiles on the back of the barn will be reused, but the older, deteriorating tiles on the front will be replaced entirely due to the discontinuation of the style and difficulty in sourcing replacements. Scaffolding arrival was delayed by a few weeks due to snow, pushing back the schedule slightly. The roofing work is being done on a labor exchange basis with a friend, Ryan, to eliminate labor costs. Another friend, Mal, offered assistance for a few days, which was gratefully accepted. Despite some uncooperative weather, work has progressed steadily, with one side of the roof nearing completion. The authors mention the use of 'child labor' as a humorous tactic to accelerate work when deadlines approach, by offering pocket money incentives for tasks like rubble clearing. A smaller side project involved clearing an overgrown area next to a hanger, revealing a beautifully laid rock courtyard, which after jet washing, will serve as a barbecue garden. Future plans include laying the first floor, with the current favored option being a polished concrete floor. The authors are researching various effects and colors achievable with this material, including incorporating glass or marble chips. The process is understood to involve laying a standard concrete floor, followed by underfloor heating, a screed with chips, and then grinding and polishing.
