Jonathan Ayala, a real estate agent and founder of Hudson Condos, emphasizes that homes reflecting these values have high appeal. Smart technology has also evolved from a niche gimmick to a highly desired integrated feature. Modern homebuyers seek properties with smart thermostats, lighting systems, and home security that offer convenience and comfort without being overly complex or burdensome. Ayala notes that buyers prioritize in-built, secure, and user-friendly solutions that simplify daily life. High-end tile, particularly real, artisan tile, is another feature that significantly influences purchasing decisions. As inventory increases, buyers are spending more time evaluating homes, and the quality of finishes plays a larger role. Craig Smith, a real estate agent at Upstate Curious, explains that unique and luxurious tile, even in small areas like backsplashes or primary bathrooms, elevates a space and makes a home feel special, differentiating it in a competitive market. Multipurpose rooms are gaining traction due to the continued prevalence of remote and hybrid work models. These flexible spaces can easily transition between different functions, such as home offices, workout rooms, or creative studios. Ayala highlights that buyers are looking for versatility and adaptability in square footage, desiring spaces that can accommodate both private and shared activities, effectively maximizing the utility of a home's layout. Basements, often overlooked, are becoming a significant selling point. Homeowners appreciate the generous storage space they offer, which can also be creatively converted into recreational areas, home theaters, or even sophisticated lounges with climate-controlled wine cellars. Smith points out that finished basements add valuable living space and increase a home's value, often without being included in the official square footage, making them an attractive asset.
