Not One Bucket of Paint Was Used in This Beach Bungalow Renovation

Robert McKinley, an interior designer known for his work on establishments like Hotel Kinsley and Hotel Joaquin, along with his wife Kate Nauta, transforms ranch-style bungalows in Montauk, New York, into vacation rentals. Their latest project involved a 1,500-square-foot concrete bunker located a block from the beach, featuring a mature backyard. Despite its initial flaws, such as a closed-off kitchen and high windows obscuring ocean views, McKinley recognized the property's underlying potential, describing it as having "all the bones." The renovation began by removing a shed and carport to create a spacious main suite with a large bath and direct backyard access. The dated flagstone floors were replaced with polished concrete. To enhance natural light and views, McKinley installed skylights by punching through the ceiling and doubled the size of the window openings, creating a sunroom-like atmosphere. The transformation aimed to invigorate the space, akin to giving it a "confidence boost." Instead of paint, the designer opted for limewash by Domingue for both interior and exterior walls. This choice was motivated by its affordability, non-toxic nature, and ability to create beautiful depth and patina. The exterior was finished in a dark gray limewash, inspired by Mount Etna, to provide a monolithic look that would weather gracefully. The interior predominantly features a luminous white limewash, with a guest room sporting a blue-gray hue reminiscent of the ocean's seafoam. For the kitchen, McKinley worked within existing plumbing and gas lines while significantly reconfiguring the space. Walls separating the kitchen from the main living area were removed to create an open concept. The new kitchen features naturally oiled oak Reform cabinets and Smoke of London stone countertops, aiming to evoke a coastal feel through contrasts between cool water tones and warm sand hues, incorporating textures like stone, driftwood, and seagrass. Innovative elements include a linear LED pendant lamp that doubles as a pot rack and Pitt burners integrated directly into the island stone. The living area was designed as a network of gathering zones. Recognizing the kitchen as the heart of vacation homes, McKinley placed loungy seating and an Italian Castellamonte wood-burning stove opposite the island, facilitating social interaction. The living area also includes a dining space with a Noguchi lantern, a Kigumi table, and vintage Pierre Chapo-inspired chairs, alongside a cozy sofa area. To encourage disconnection from screens, TVs were intentionally excluded from the main living room, with a small guest room serving as a den instead. The three bathrooms each feature unique tile installations. The main shower showcases brown manganese tiles in a parquet pattern, framing a frosted window and adding a tactile element. The second bath incorporates an emerald Heath Ceramics design with varying grout line thicknesses, inspired by Middle Eastern aesthetics. The third bathroom features simple subway tiles in shades of beige, cream, and wheat, with a rounded edge, drawing inspiration from a photo of soaps.
