The 14 Most-Wanted Bathroom Features That Can Boost Your Home's Value

Remodeling a bathroom before selling a home is a common practice, with Zillow's 2024 Consumer Housing Trends Report indicating that 29% of sellers undertake such renovations. However, not all remodels yield a significant return on investment. The Journal of Light Construction's 2024 Cost vs Value Report highlights that a mid-range bathroom remodel can recoup about 74% of the invested capital, whereas an upscale one might only recover 45%. To guide homeowners in making informed renovation decisions that attract buyers, this article compiles 14 highly sought-after bathroom features, along with their estimated costs, based on insights from seven industry experts. Double-sink vanities are a key feature that consistently impresses buyers, particularly in primary suites. Brett Cobb, owner of Premier OKC Home Buyers, notes that these vanities offer extra storage, spacious countertops, and the convenience of simultaneous use, making homes without them seem outdated. While a vanity upgrade can provide approximately a 60% ROI, costs start around $550 for smaller double sinks and increase with countertop material and fixture choices. Alexis Scott, a realtor at Keller Williams Greater Downtown Realty, clarifies that while double sinks are expected in primary suites, their value diminishes in guest bathrooms. Curbless showers are another highly desired feature, offering both a luxurious feel and improved accessibility. Cobb emphasizes their long-term value, as the absence of a raised barrier reduces tripping hazards, benefiting individuals of all ages and mobility levels. Walk-in showers generally offer a 55% ROI, with curbless styles costing around $2,500 or more due to the need for custom shower bases. Adding a glass door can further increase costs, ranging from $550 to $1,400. Built-in laundry hampers and hidden cabinets enhance functionality and streamline bathroom aesthetics. Cobb points out that buyers appreciate these features for making daily life more convenient. The cost of built-in hampers varies based on design and compartment size, with custom hidden cabinets starting at $700 to $1,000 per piece. Water closets, which separate the toilet into a private compartment, are also appealing. Scott explains that they make bathrooms feel more private and intentional, requiring a minimum of 30 by 60 inches of space. The cost depends on the extent of modifications needed, such as building a new structure or installing a semi-solid partition. Freestanding tubs act as a luxurious focal point, elevating the bathroom's appeal and photographic quality for listings. Scott highlights their spa-like feel, though they require significant space and can be expensive, ranging from $2,000 to $9,000. Large format tiles are preferred over smaller ones due to fewer grout lines, which are easier to clean. While more expensive to transport and install, they offer a clean, modern look. Scott recommends "vein mapping" to create the illusion of a continuous marble slab. Individual framed mirrors over each sink, instead of standard wall-to-wall mirrors, provide a custom feel at a relatively low cost, typically between $20 and $300. Half walls discreetly hiding the toilet offer privacy without the enclosed feeling of a full water closet. Ben Mizes, CEO of Clever Real Estate, notes that buyers find this design feature smart and appreciate the added privacy. These walls are more economical to construct than full water closets, costing $10 to $20 per linear foot. Spacious showers with custom tiling are universally well-received. Jen Barnett, broker at The Front Agency, explains that buyers seek large showers with unique tile designs and quality materials, rather than standard inserts. While custom tiling is more expensive, homeowners should choose designs with broad appeal if selling is the goal. Natural lighting through large windows and skylights significantly boosts a bathroom's appeal. Lincoln Rogers, a real estate agent at Listing Masters, emphasizes that natural light creates an inviting, spa-like atmosphere. Installing windows can be costly, ranging from $1,000 to $5,500 depending on the wall type, while skylights are more budget-friendly, from $350 to $1,200. In luxury markets, cold plunge facilities, inspired by cryotherapy, are emerging as a status symbol. Alisha Melvin, a realtor and attorney, notes these set properties apart for wellness-focused buyers, though high-end models can cost up to $20,000. Water- and energy-saving features are increasingly essential. Melvin states that low-flow toilets, smart lighting, and other eco-conscious designs are becoming "must-haves" for resale. Low-flow toilets, costing around $500, save thousands of gallons of water annually. Energy-efficient lighting, such as LED bulbs, also contributes to savings. Steam showers are another high-end feature that can enhance property value, offering up to a 70% ROI, despite costs ranging from $2,800 to $7,100, or up to $25,000 for custom options. Finally, heated floors provide a luxurious comfort that can significantly impact buyer impressions, especially in colder climates. Ravi Kantha, founder of The Kantha Team, estimates they add 2-3% to resale value. While installation costs range from $6 to $20 per square foot, the operational costs are minimal, making them an attractive upgrade. #BathroomRemodel #HomeValue #RealEstate #InteriorDesign #HomeImprovement #LuxuryFeatures #EcoFriendlyHome #HomeRenovation #BuyerPreferences #BathroomRemodel #HomeValue #RealEstate #InteriorDesign #HomeImprovement #LuxuryFeatures #EcoFriendlyHome #HomeRenovation #BuyerPreferences
