
This Bethany Beach Surfside Dwelling Is a Castle by the Sea
Marnie Custom Homes, led by builder and designer Marnie Oursler, specializes in creating unique, customized residences rather than replicating existing designs. Each project is a bespoke creation, with Oursler involved in every aspect of the design, from exterior architecture to interior finishes. One such project is the Surfside dwelling in Bethany Beach, a 7,600-square-foot part-time residence designed in collaboration with architect Scott Edmonson.
The design of the Bethany Beach home blends modern California aesthetics with coastal Delaware sensibilities. The four-story structure features an old-fashioned pointed roofline, allowing it to seamlessly integrate into the local architectural landscape. The interior color palette of muted blues, grays, and clean whites reflects the surrounding shoreline, with expansive glass walls maximizing ocean views. An additional 1,400 square feet of deck space further enhances outdoor living opportunities. Furnishings from RH contribute to the home’s clean yet inviting ambiance.
The residence is structured to accommodate both private living and entertaining. The fourth floor is dedicated entirely to a master suite, offering a private sitting room, spacious closets, a private deck, and a luxurious bathroom. The master bathroom features a veined porcelain shower, a free-standing double-slipper tub, and a vanity positioned to offer ocean reflections. In contrast, the lower levels are designed for social gatherings. The kitchen is equipped with durable porcelain countertops, a 48-inch range, a large butler’s pantry, multiple sinks, and refrigerators, facilitating easy meal preparation for guests. Two kitchen islands and a large dining table collectively accommodate up to 19 people.
The open-concept floor plan seamlessly connects the kitchen, dining room, bar, and lounge areas. The great room features dramatic shiplap cathedral ceilings and a two-story fireplace with a modern porcelain surround. Two outdoor decks provide additional space for grilling and enjoying the ocean views. Beyond standard bedrooms, the home includes a signature Marnie Custom Homes bunk room, designed in a grown-up, summer camp style. This room comfortably fits six king-size beds and two twin beds, each with individual light switches, outlets, and nooks, along with under-bunk storage, emphasizing practicality and efficient use of space.
Addressing unique design challenges, Oursler implemented innovative solutions such as building window treatment cavities into the ceiling to allow for discreet blinds that provide privacy and sun protection without obstructing the panoramic views. The ground-floor exterior includes a clear path to the beach, spacious storage, and an outdoor shower and laundry unit, minimizing sand and surf tracked into the house. The open-concept design necessitated a sturdy steel frame for structural support, which Oursler integrated creatively by concealing it within coffered ceilings. The project aims to deliver a "work of art" with each build, evoking an emotional response of joy and ownership from clients upon seeing their finished homes.
