Forget Kitchens—Zillow Says This is Where Homeowners Are Spending Big in 2025

According to a recent Zillow survey conducted in partnership with Thumbtack, 71 percent of homeowners would consider going into debt for backyard renovations. This indicates a significant shift in homeowner priorities, moving away from traditional indoor upgrades like kitchens towards enhancing outdoor living spaces. Morgan Olsen, an interior design expert at Thumbtack, notes that this trend aligns with evolving lifestyle preferences. Despite rising costs, curb appeal improvements remain a top investment area for homeowners, regardless of immediate resale value, recognizing the importance of first impressions in property sales. Backyards are increasingly becoming central to homeowners' leisure and investment, with features like upgraded outdoor kitchens and party-ready pools gaining popularity. Zillow's survey identified pools, patios, and gardens as the three most desirable backyard features, alongside aesthetically pleasing fences and detached garages. These are no longer viewed as mere luxuries but as essential lifestyle enhancements. A notable finding from the survey is the growing desire for space, with 50 percent of homeowners expressing a dream of owning a farm or horses, and 59 percent contemplating a move to more expansive, rural settings. Amanda Pendleton, Zillow’s home trends expert, attributes this to a burgeoning interest in horse and farm properties on Zillow, driven by the desire for animal keeping, gardening, or simply enjoying vast, open views that offer a sense of escape from urban environments. For homeowners seeking to achieve a desirable backyard without incurring significant debt, cost-effective alternatives are available. Olsen suggests focusing on foundational pieces that offer high value for money. For gardens, structured garden beds or stylish planters can provide instant charm without excessive spending. Alternatively, homeowners can embrace an English garden aesthetic with its characteristic unkempt cottage charm or explore meadowscaping to transform their backyards into horticultural hotspots. For patios, small decorative changes, such as new outdoor coffee tables or pillows, can refresh the space on a budget. Installing an affordable fire pit can create a cozy gathering spot, with numerous low-cost options available. In sunnier climates, adding a pergola can offer shade and comfort. Planting sun-loving climbing vines like bougainvillea around a pergola can create a perpetually shady area, perfect for an inexpensive outdoor dining table to host summer brunches. Regarding pools, while a traditional pool can be a substantial investment (ranging from $1,500 to $85,000 according to Thumbtack), budget-friendly alternatives exist. Homeowners can opt for a prettied-up stock tank pool or a "meadow pool"—a pool primarily surrounded by grass rather than costly hardscaping.
