A Hundred Years Ago East Dallas’ Parks Estates Was Ahead of Its Time

Parks Estates, a distinctive East Dallas neighborhood, emerged on Thanksgiving Day in 1924, presenting a unique real estate opportunity. Located adjacent to the Lakewood Country Club, this development at Junius and present-day Abrams distinguished itself through master-planned streets and underground utilities. The design of the streets was deliberately configured to minimize through traffic, thereby reducing noise and congestion within the residential area. A notable innovation for its time, all power and telephone lines were buried underground, eliminating unsightly poles and enhancing the aesthetic appeal of the neighborhood, a feature uncommon in other developments of that era. The Parks family initiated the settlement of the neighborhood in the early 1920s. A prime lot at 6306 Tremont was selected in 1926 for a new home construction. Other residences within Parks Estates were designed by prominent architects such as Dines and Kraft, Cliff Hutsell, and David R. Williams. A particular feature of the Tremont Street home was its location directly across from one of the small, triangular parks that intersected the principal streets of the addition. The developer, Sam G. Hines & Co., emphasized the natural beauty of the area by planting 100 ten-year-old hackberry trees within these parks and additional mature trees on every individual lot. The featured Tudor-style home at 6306 Tremont Street, spanning 2,548 square feet across one and a half stories, possesses four bedrooms and three bathrooms. It is notable for its deep lot placement and an unusually large wrap-around porch with terrace seating. The arched entry features original stained, leaded glass, leading into a spacious living room. This room boasts hardwood floors, wooden shutters, and an original 1926 Batchelder tile fireplace. Batchelder and Rookwood tiles were highly sought-after decorative elements in fashionable homes of the 1920s, and this home exemplifies their use. Original leaded glass windows, accented with stained glass, flank the fireplace. A flattened Gothic arch, also known as a Tudor arch, connects the formal living room to the formal dining room. The dining space is expansive, featuring numerous windows with wood swing shutters and crown molding, allowing for soft, filtered sunlight. Adjacent to the dining room is a tastefully updated eat-in kitchen, designed for entertaining, offering ample storage and counter space. The kitchen includes a farmhouse sink, subway tile backsplash, a small breakfast bar, an instant hot water pot filler, and stainless steel appliances. The breakfast room and original butler’s pantry are equipped with built-ins featuring leaded glass cabinet doors. The home's layout includes primary and guest rooms on the ground floor, with two additional bedrooms located upstairs. The three bathrooms integrate original tiling with modern conveniences. Unique design elements include a vibrant, beautifully appointed bathroom and a children's room with bold maize stripes painted on the ten-foot ceilings. The nursery provides access to a wooden deck via French doors, which overlooks a private, grassy backyard, offering a tranquil outdoor retreat. The property is zoned for Lakewood Elementary and is conveniently located near Lakewood Country Club, Whole Foods, and various popular restaurants.
