AGI Case Study: 500 Walnut
The 500 Walnut Street residential tower, designed by Cecil Baker + Partners for Scannapieco Development Group, stands as a prominent example of contemporary residential architecture in Philadelphia. The 26-story building, located behind Independence National Historical Park, features 35 luxury condominiums, an automated underground parking garage, and multiple terraces offering views of the historic neighborhood. Its design is characterized by a slender, prismatic glass exterior, which integrates modern aesthetics while respecting the historical context of its surroundings. Mayor Jim Kenney noted the project's success in blending new development with the city's rich history upon its 2017 opening.
A key aspect of the building's ultra-modern design is its advanced glazing system, particularly the floor-to-ceiling unitized window wall system from ESWindows. Unlike typical window wall systems that use aluminum slab covers, 500 Walnut incorporates glazed glass slab covers specifically developed for the project. This innovative use of glass for slab covers, combined with the ESW725 unitized system, results in a fully structurally glazed curtain wall appearance. The ESW725 system arrives pre-assembled, pre-glazed, and thermally broken, contributing to the building's energy efficiency and sleek facade.
The installation of this sophisticated glazing system presented significant challenges, primarily due to the large scale of the project and the extremely tight tolerances—reduced to one-eighth of an inch. GMI General Foreman Charles Lopuszanski highlighted the precision required, stating that the team had to be "on the money." GMI Contractors, Inc., an AGI member, was responsible for the installation. Their team tackled the project floor by floor, overcoming the complexities through determination and skill. The experience gained from 500 Walnut has since been applied to other projects, with GMI now using similar systems.
Beyond the primary window wall system, GMI's scope of work included the installation of a thermally broken awning system and terrace and slider door systems, all supplied by ESWindows. The glazing throughout the building utilizes Solarban 67 clear glass, featuring a Duranar Sunstorm Grey Velvet exterior finish and Duracron 100 White interior finish. Different coatings were strategically applied to various sides of the building to optimize solar performance, demonstrating a comprehensive approach to thermal management and energy efficiency. Additionally, laminated glass railings from C.R. Laurence were installed.
GMI employed a dual foreman approach, with Charles Lopuszanski and Tim McDonald sharing responsibilities, which provided a system of checks and balances. McDonald focused on system installation, while Lopuszanski ensured proper preparation and waterproofing of each opening and validated quality post-completion. This collaborative leadership was crucial for managing the project's intricacies. The experience also fostered valuable feedback, with GMI's owners—James McDonald, Stephen Gilchrist, and Mike Lopuszanski—providing insights to ESWindows, leading to product improvements. McDonald also contributed to the design assist for the screen wall on the rooftop and the fourth and thirteenth-floor terraces.
This project significantly enhanced GMI's reputation, marking their expertise in sophisticated high-rise glazing. Having previously collaborated with Cecil Baker + Partners on the 2110 Walnut residential development, 500 Walnut showcased GMI's ability to manage large-scale projects and contribute to design assist. The successful execution of this project positioned GMI as a leader in handling complex glazing challenges and underscored their commitment to quality and innovation in the construction industry.
