The Interior Design Trends Stylish Buyers Are Flocking to This Fall

As summer transitions to autumn, buyers in the high-end real estate market are showing a clear preference for apartments that reflect a fashionable aesthetic, indicating a shift in interior design and architecture trends. New Yorkers are increasingly discerning about design, seeking spaces that integrate rich finishes, ample light and air, unique detailing, and practical floor plans into a cohesive and beautiful whole. This demand is particularly evident in sleek new developments downtown, where open layouts remain highly sought after. For instance, at 565 Broome Soho, interior design firm RDAI has crafted open, airy spaces that seamlessly blend rooms, often positioning the kitchen within the living/dining area. These kitchens feature ribbed wood finishes that allow them to blend into the interior architecture when closed, maintaining a sleek appearance. Elegant sliding glass doors, such as those by Rimadesio, are also appealing, offering flexible spaces that can transform from entertainment areas to private retreats, effectively doubling the exterior wall space when open. Buyers are also seeking top-of-the-line gadgets and appliances, but with a preference for these features to be visually discreet. Appliances are expected to blend seamlessly into the overall design, with integrated panels for refrigerators and dishwashers creating continuous, clean millwork lines. Customization is another significant draw, with a strong desire for individuality and craftsmanship in kitchens. This includes solid wood cabinetry and custom-made hardware, as seen in projects like The Shephard, where every detail of the kitchens, including mahogany islands and hand-painted finishes, is custom-designed. Minimalist cabinetry is now considered a luxury staple, complemented by smart technology in appliances, built-in automated coffee makers, convection microwaves, and knock-to-open dishwashers. Fireplaces are a highly coveted architectural feature, especially for the autumn season, partly due to the ban on new wood-burning fireplaces in new constructions. Their ability to create a warm, inviting ambiance reminiscent of a mountain chalet offers a desirable escape from the urban chill. Attention to detail is extending beyond main living areas into unexpected rooms like bathrooms, which are seen as ideal spaces to experiment with color and art without a significant commitment. Luxurious materials are always attractive to buyers, with a neutral yet warm color palette being particularly favored for fall. Venetian plaster walls, textured materials, and custom furnishings add an edge to apartments, and velvet has emerged as a highly in-demand fabric, flowing into interior design. Designers like Cheryl Eisen emphasize the use of textural fabrics such as velvets, chenilles, and faux furs in pillows, throws, and blankets to create warmth as the weather cools. This layering of textures is a foundational element in her design approach. At the d’Orsay in the Meatpacking District, famed French designer Jacques Garcia blended the area's industrial aesthetic with the flair of a French boutique hotel. The interiors offer a European flavor combined with understated, ageless elegance, featuring a wide array of finishes and materials including bronze, Venetian plaster walls, textured wooden panels, custom lighting, and velvet furniture, often incorporating Garcia's signature red color.
