Preparing a home for the cooler months and impending winter conditions is a crucial annual task for homeowners. Fall offers moderate weather, making it an opportune time to address repairs and preventative maintenance that can save significant costs and prevent more severe damage later. The maintenance checklist encompasses exterior, interior, and lawn and garden care, as well as specific attention to porches and decks.
Exterior maintenance involves a thorough inspection and sealing of the home's foundation and exterior walls. Cracks in the foundation and gaps where masonry meets siding, pipes, or windows should be caulked to prevent heat loss and deter water intrusion, which can lead to freezing, cracking, and mold. Installing storm windows and doors, and properly cleaning and storing screens, are also essential. Peeling or blistering paint on exterior walls and outbuildings indicates a failing paint film that needs attention to protect the siding from deterioration. The roof requires inspection for missing or loose shingles, as it serves as the primary defense against the elements. Proactive repair of roofing issues in the fall can prevent leaks and subsequent damage to insulation, wood, drywall, and even electrical, plumbing, and HVAC systems. After leaves have fallen, gutters and downspouts must be cleared, flushed, and checked for integrity to prevent ice dams. Additionally, exterior checks include examining pool covers for damage, weather-stripping the garage door to prevent drafts and animal entry, and repairing and sealing driveway cracks.
Interior maintenance focuses on energy efficiency and system readiness. Sealing air leaks around windows and doors with weather stripping and caulk can significantly reduce heating and cooling costs. It is advised to have heating systems professionally checked for efficiency and longevity. Woodstoves and fireplaces require inspection of their door gaskets for a tight seal, cleaning of glass doors, and professional chimney cleaning to prevent chimney fires caused by creosote buildup. Changing the direction of ceiling fans to create an upward draft helps redistribute warm air. Regular checks of smoke and carbon monoxide detectors, along with battery replacements, are critical for safety. Basement windows should be inspected for drafts or damage, and air conditioning units should be cleaned and properly covered or removed for winter storage. Humidifiers need regular cleaning during the heating season to prevent the spread of bacteria and spores.
Lawn and garden tasks include organizing and storing summer garden tools, clearing leaves from the lawn, reseeding patchy areas, and planting spring flowering bulbs. Measures to deter deer, such as netting, may be necessary. All gas-operated yard equipment, like lawnmowers and leaf blowers, must be prepared for storage by draining their fuel. Snow equipment, including shovels, roof rakes, and snow blowers, should be checked for functionality and organized for easy access. Garden hoses need to be drained and stored indoors, and outdoor water valves should be shut off to prevent freezing and pipe damage. Bird feeders should be inspected and filled, with the understanding that feeding birds should continue regularly throughout winter. Fertilizing the lawn with a high phosphorous mix promotes healthy grass in the spring.
Finally, porch and deck maintenance involves checking supports, stairs, and railings to ensure they can withstand winter conditions. Cleaning and repairing porch and deck furniture, then covering and storing them, is advised. All soil should be emptied from clay pots and planters to prevent cracking due to freezing temperatures.
